Lockerbie homes and the weather
Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.
Homes close to Holy Trinity R.C. Church include some older properties, and the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. Rented homes near Lockerbie station change hands often, and renewing tired window mastic between tenants heads off draught and damp complaints.

How we handle window mastic in Lockerbie
If you can feel air around a shut window, the gap is often at the frame. Resealing that joint can make a room feel noticeably less draughty. Where the air is getting in through the window itself, we will say so. Common call-outs are for black, perished sealant on frames and cracked internal joints between frame and plaster, on window sills, composite doors and aluminium frames.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Wind-driven rain finds any gap around a frame or sill.

What we’re called out for in Lockerbie
Frames are never completely still. A plastic or aluminium frame lengthens in sunshine and shortens as it cools, while the brick or render around it hardly moves. If the sealant cannot stretch, it splits.
If you can see any of these, it’s time to have the joints looked at:
- Cracked internal joints between frame and plaster
- Rain getting in at the frame or under the sill
- Cracked or shrunken mastic around the frame
- Old mastic that has gone black or come away
For site and facilities teams at buildings such as Lockerbie Academy, the mastic around its windows and doors needs looking after like any other building’s.

How we quote for window mastic
We quote each job individually. This is what makes a difference:
- Which sealant suits the joint
- Mould in or behind the old joints
- Working hours on commercial sites
- The old material and how stubborn it is
Doing several joints on one visit is generally more efficient than separate visits. We’ll give you a clear quote for the lot.
Asking for a quote
You don’t need to know the technical terms. It helps if you can tell us:
- A few pictures by email, if you can
- The problem you’ve noticed
- How we’d reach the joints
- Where the property is
There’s no standard price list, as no two jobs are quite the same. Instead, we give you a clear quote for your job. To arrange one, email us at info@mrmastic.co.uk.
Why act early in Lockerbie
Choosing the product is half the job. Interior caulk and bathroom silicone are not made for exterior frame joints. A low-modulus exterior sealant keeps its stretch through hot and cold weather. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
A failed joint rarely gets cheaper to fix by waiting. If you’re unsure, email us at info@mrmastic.co.uk for an honest opinion and a quote.

Is Lockerbie within the area you cover?
Yes, Lockerbie is covered. We work across all of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
Can you do window mastic in Lockerbie?
Yes. Our work covers the whole of Scotland, and Lockerbie is part of that. Just email us at info@mrmastic.co.uk with a few details of the job, and we’ll send you a clear quote.
How do I get a quote for window mastic in Lockerbie?
We do not publish prices, because the cost depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.
Can you do the inside joint as well?
Yes. Plenty of draughts come through the inside joint as well as the outside, so it can be worth sealing both.
Are you fully insured?
Yes. Mr Mastic is fully insured.
Do you work for landlords and businesses?
Yes. As well as householders, we work for landlords, agents, businesses and hotels across Dumfries and Galloway.
Can you do several jobs on one visit?
Yes, and it often makes sense. Combining jobs makes good use of the visit.
Will resealing my frames help with draughts?
If the draught is coming in around the frame, yes. If it’s coming through the window seals, we will tell you.
What we do, step by step
Most of a good job is in the preparation, so that’s where we spend the time. Joints are cleaned back and dried before anything new goes in. In total, it usually takes a few hours for a few frames, or a day or more for a whole house. Outside jobs in Lockerbie need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors is not affected.
- First, we go round the frames with you and agree the list.
- We remove the old mastic and clean the frame edge and wall.
- Where the gap is deep, backing rod goes in first.
- The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
- We tool each bead neatly and check every joint is closed.
Before we arrive
- Mention any parking rules near the property
- Try not to wet indoor joints just before the visit
- Mention any sign-in or site rules at work premises

Aftercare tips
After the cure time, these simple habits help:
- Keep drainage slots and sill grooves clear
- Wash the frames with mild soapy water
- Avoid harsh chemicals near the mastic
- Air rooms to keep condensation down around windows
Timber frames need their paint kept up, since wood that gets wet swells and shrinks more. Paint up to the joint, not over the silicone.
A small gap around a frame only grows. As the old mastic shrinks further, more air gets through, and heat escapes around the frame. Resealing closes it.
DIY sealant or a professional job?
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.
How the job changes by surface
Window sills
Sills catch the water running down the glass, so the joints at each end and underneath matter. They’re cut out and resealed with exterior sealant.
Timber windows & doors
Timber moves with moisture as well as heat, so a flexible sealant is essential. The paint or stain needs to be sound where the sealant meets it.
