Why act early in Templand

Choosing the product is half the job. Interior caulk and bathroom silicone aren’t made for exterior frame joints. An exterior, low-modulus sealant stays flexible in sun and frost. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

What it costs depends on the size of the job, how much old material has to come out and access to the work. You will have a clear quote before any work starts, so you know where you stand.

What you get with us

  • White, clear, grey or coloured to suit, where the product allows
  • Neat joints and a tidy finish
  • Trusted Arbo and Everbuild sealants
  • We never seal over old sealant

Window mastic in Templand, done properly

If you can feel air around a shut window, the gap is often at the frame. Resealing that joint can make a room feel noticeably less draughty. Where the air is getting in through the window itself, we will say so. Common call-outs are for cracked or shrunken mastic around the frame and cracked sealant at the sill ends, on composite doors, timber windows & doors and window sills.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Exposed frames and sills take the full force of wind-driven rain, so the mastic there works hard.

Your job is guaranteed for a year, as with all our work.

Mr Mastic applicator sealing the top of a white uPVC door frame on a red-brick house

Surface by surface

uPVC windows

uPVC expands and contracts noticeably with temperature, so we use a flexible, low-modulus sealant. White is the usual colour, with brown, anthracite grey and black for coloured frames.

Composite doors

An exposed front door gets wind-driven rain. We pay most attention there.

Window mastic in Templand: local notes

Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.

If you let a flat or house near Lockerbie station, renewing tired window mastic between tenants heads off draught and damp complaints.

Keeping the joints in good condition

Once the sealant has cured, a few habits help it last:

  • Keep jet washers away from the mastic
  • Don’t use solvent cleaners on the joint
  • Wipe condensation off the frames
  • Repaint timber before it’s bare

Keep sill grooves and drainage slots clear, so water can run away instead of sitting against the joint.

A small gap around a frame only grows. As the old mastic shrinks further, more air gets through, and heat escapes around the frame. Resealing closes it.

What affects the cost of window mastic

The price is agreed before any work begins. It takes into account:

  • How easy the joints are to reach
  • The size of the job
  • How many areas need sealing
  • Working hours on commercial sites

Doing several joints on one visit generally makes better use of the time than several visits, so tell us about everything that needs sealing. We will give you a clear price for the lot.

What to tell us for a quote

A few details help us give you an accurate quote. When you get in contact, it helps to mention:

  • What the problem is, such as mould, gaps, leaks or cracking
  • The type of property
  • Any access issues, like height or stairs
  • If someone has resealed it before

It all starts with a short chat. Describe the problem, the location and the size of the job, and we’ll talk you through what we’d do. When it suits you, send an email to info@mrmastic.co.uk.

Signs you need window mastic in Templand

Some failures date back to when the windows were fitted. Sealant run over dust, wet brick or loose mortar never bonded as it should, so it comes away long before its time.

Common reasons people contact us are:

  • Black, perished sealant on frames
  • Damp patches on the reveal after heavy rain
  • Mastic that has split away from the wall
  • Gaps between the frame and the inside reveal

Around Templand, as everywhere, window mastic is only as good as the preparation behind it.

Questions to ask before you book

  • Which sealant they’ll use, and why

  • Who does the work, and how experienced they are

Should I try it myself first?

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

The process

We keep the work tidy and contained to the area we’re working on, so you can carry on as normal. Expect the work to take anything from an hour or two to a full day, depending on how many frames there are, and we tell you how long to leave it before we go. In smaller Scottish places, parking is generally less of an issue than access and distance. Let us know how to find you and how to reach the joints.

  1. Each frame is looked over and we agree which ones need resealing.
  2. The old mastic is cut out and scraped back to clean surfaces.
  3. Deep gaps get closed-cell backing rod to set the depth.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. Every joint is tooled smooth and checked before we leave.

Getting ready for the visit

  • Mention any leaks or damp you’ve noticed
  • Mention if the joints have been sealed before
  • Where the joints are inside, avoid wetting them before we arrive
