Window mastic for homes and businesses in Troqueer
Over two decades of sealing frames has taught us which products suit which walls. We’re ARBOMaster approved and fully insured, and every job is covered by a 12-month guarantee. We work on aluminium frames, patio & French doors and composite doors, and common reasons people get in touch are old mastic that has gone black or come away and mastic that has split away from the wall.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Exposed frames and sills take the full force of wind-driven rain, so the mastic there works hard.
Whatever the size of the job, you get the same 12-month guarantee.

Aftercare tips
No joint lasts for ever, but care makes a real difference. A few tips:
- Do not paint over the silicone
- Avoid harsh chemicals near the mastic
- Wash the frames with mild soapy water
- Make sure the drainage slots are not blocked
Keep the new mastic undisturbed while it cures, following the cure time we give you. Keep jet washers away from the frames.
On timber windows, water behind the joint can lead to rot. Rotten timber needs a joiner, not a sealant, so it pays to reseal before that happens.
Landlords, agents and businesses in Troqueer
In hotels, rooms out of use cost money, so the work can be planned room by room. We’ve worked in hotels as well as homes and businesses.
Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.
Surface by surface
Composite doors
A composite door generally sits in a plastic outer frame, so its perimeter joint is sealed much like a window. We match the colour to the frame.
Timber windows & doors
Timber moves with moisture as well as heat, so the joint must stay flexible. The paint or stain needs to be sound where the sealant meets it.
What happens on the day
When we get to you, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. Most jobs then take a few hours for a handful of frames, longer for a whole house. Somewhere like Troqueer may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- First we look at every frame and agree the list.
- Next the failed sealant is cut away and the joint cleaned.
- Where gaps are deep, backing rod goes in first.
- We apply a weatherproof sealant to match the frame and tool it neatly.
- We clear up and check every joint is fully closed.
Preparing for the visit
- Tell us if parking is tricky
- Tell us about any previous sealing or DIY attempts
- Try not to wet indoor joints just before the visit

What affects the cost of window mastic
Call for a quick quote. The main things that affect it are:
- The type of sealant required
- Access and height
- The old material and how stubborn it is
- Any working-time requirements on site
The cost reflects the work involved, not guesswork. That’s why we ask a few questions first.
Asking for a quote
You do not need to know the technical terms. It helps if you can tell us:
- Access, such as stairs, a lift or height
- Photos by email, if that’s easy
- Roughly how big the job is
- Whether it’s a home or a business
Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is, and we’ll talk you through what we’d do. When it suits you, send an email to info@mrmastic.co.uk.
Questions from Troqueer
Do you cover smaller places like Troqueer?
Yes. Troqueer is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Is Troqueer in your area for window mastic?
Yes. We work across all of Scotland, and Troqueer is part of that. Just email us at info@mrmastic.co.uk with a few details of the job.
Does someone need to be in?
Access is agreed with you when the job is booked. For inside work, that normally means someone being in.
Are you insured?
Yes. Full insurance covers our work, and we can confirm the details when we quote.
When is the sealant fully cured?
Different products cure at different speeds, so follow the cure time we give you when we finish.
Will it make a mess?
Very little: the area around the joints is protected first, and we tidy up before we go.
I rent my home. Can I book you?
Yes, but check with your landlord or agent first. Landlords are often happy for the work to be arranged.
Where is Mr Mastic based?
We work from Crawley. Our applicators cover Troqueer.
What window mastic looks like in Troqueer
Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that. Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic.
Homes close to Troqueer Parish Church include some older properties, and the joint between an old wall and a newer frame is usually the first place rain gets in. Managing a site like Dumfries Academy? Then the mastic around its windows and doors needs looking after like any other building’s. Rented homes near Dumfries station change hands often, and renewing tired window mastic between tenants heads off draught and damp complaints.

When something else is needed
We’d rather tell you now than do work that will not last, so here’s what sealant cannot put right:
- Damp coming through the wall itself rather than the frame joint
- A frame that has rotted at the joint
- Draughts through the window seals rather than the frame
If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think before you book.
Joints and surfaces we work on
- uPVC windows
- Composite doors
- Window sills
- Aluminium frames
- Patio & French doors
- Timber windows & doors
Can I do it myself?
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
