About bathroom resealing in DG2
Across DG2, the joints we reseal are the ones that fail in any home: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Each one is stripped, cleaned and dried before new silicone goes in. We work on baths, wet rooms and kitchen worktops & upstands, and the jobs we see most are splits where the tray meets the wall and lumpy, uneven sealant from a DIY attempt.
On the day, there’s very little for you to do. Point us to the joints and we will get on with it. The work itself takes a couple of hours for a single bath or shower.
- Protection goes down around the bath, shower or worktop.
- We cut away the old sealant and clean off what’s left.
- We treat any mould and let the joint dry properly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- The joint is finished neatly and we explain when it can get wet.
How we quote
What it costs depends on the amount of work, how much old material has to come out and how easy the joints are to reach. We give a clear quote before work begins.

Around Newbridge Drive
Typical jobs here are in homes near Lincluden Collegiate Church and Maxwelltown High School and the streets around them. For rail, the closest station is Dumfries station, roughly 1.5 miles south-east. Well-known places in the area include Gracefield Arts Centre (1.4 miles south-east) and Auchen Castle Hotel (2.4 miles east). Open spaces near Newbridge Drive include Carse Loch.
Where we work in DG2
From Dumfries, Newbridge Drive and Troqueer to its smaller places, homes across DG2 have bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.
Scottish weather is hard on outside joints, especially in the wetter west, while generally soft water means less limescale indoors but no less mould. Sealants for jobs in DG2 are chosen with that in mind. Coastal guest houses and holiday lets in DG2 can see heavy use in busy months, which is hard on sealant and grout.
Newbridge Drive: Homes close to Lincluden Collegiate Church include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant. For site and facilities teams at buildings such as Maxwelltown High School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.
What we’re called out for in DG2
Sealing over old silicone is one of the commonest mistakes we find. Fresh silicone cannot grip the old bead underneath, so it lifts, lets water in and traps mould underneath.
These are the problems we’re asked about most:
- Gaps where the bath or tray has moved
- Smears of silicone across the tiles
- Water escaping at the shower enclosure
- Black mould in the silicone that won’t clean off
Surface by surface
Shower trays & enclosures
If a tray moves underfoot, new silicone won’t last. We check for movement before we reseal, and tell you if it needs re-bedding first.
Wet rooms
If a wet room leaks, the cause may be the tanking or the drain rather than the joints. We check the joints and say so if the fault looks to be elsewhere.
What happens if it’s left?
Running new silicone over the old joint can look tidy for a few weeks, but it will not bond. It lifts, traps water and grows mould behind it.
Questions to ask before booking
- What insurance they hold
- Whether the sealant suits the joint
- Whether all the old sealant comes out first
- Is VAT in the price?
What affects the quote in DG2
We don’t publish a price list. The quote depends on:
- Whether the work is at height
- The product the joint needs
- Whether there’s mould to deal with
- How much there is to do
There are no prices on our website, because each job is priced on what it involves. For a quick quote, please email us at info@mrmastic.co.uk.
What we need to know
What to tell us when you ask for a quote:
- What the problem is, such as mould, gaps, leaks or cracking
- Whether it’s a home or a business
- How many joints, rooms or windows are involved
- If someone has resealed it before
It all starts with a short chat. Describe the problem, the location and the size of the job. Whenever you are ready, drop us a line at info@mrmastic.co.uk.
DIY versus a professional finish
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.
DG2 questions
Is it OK to put new sealant on top of the old bead?
No, never. A bead laid over old silicone soon starts to come away, because silicone does not bond to silicone. Every trace of the old bead is removed first.
What information do you need?
Just the basics: the address or postcode, what’s wrong and any access issues. After that, simply drop us a line at info@mrmastic.co.uk.
Is it messy?
Not at all. We work neatly, protect the area around the joints and tidy up afterwards.
How long before the new sealant can get wet?
Silicone is touch-dry quite quickly, but it takes longer to cure. Keep water off it for around 24 hours, or follow the cure time we give you.
Are you an approved applicator?
Yes. We hold ARBOMaster approved applicator status, and we’re fully insured.
Is white the only colour available?
We can use white, clear or a colour to suit. Where the joint is on show, we match it to the surface.
Can you work on commercial sites?
Yes. Commercial and hotel work is a large part of what we do, as well as homes. We can talk about working times when we quote.
