About bathroom resealing in DG5
Resealing is a small job that makes a big difference. Mouldy silicone makes even a new bathroom look neglected, and a neat new joint puts that right in a short visit. Just as important, it closes the gaps water would otherwise get through. We are often asked to deal with water escaping at the shower enclosure and gaps where the bath or tray has moved, across kitchen worktops & upstands, basins & vanity units and sinks & splashbacks.
There’s no need to move everything out, just the space around the work. Everything nearby is protected, and the job takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen for a typical job.
- First, each joint is checked for movement and signs of water.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- The joint is cleaned, degreased and treated for mould.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- The bead is tooled smooth and you’re told the cure time, usually around 24 hours.
How we quote
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.
Why choose Mr Mastic
- 20+ years of sealant experience
- Arbo and Everbuild products
- Neat joints and a tidy finish
- Sealant colour chosen to suit
Getting a quote
A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints, and email photos if that is easy.
Near you in Dalbeattie
In Dalbeattie, that means homes and buildings near Dalbeattie Park Church and Dalbeattie High School. Nearby you will also find Buittle Castle (0.9 miles west) and Dalbeattie Museum (within half a mile south-east). Not far away are Duff's Loch.
Where we work in DG5
Homes across DG5 range from older properties to new builds, and in places like Dalbeattie, Kippford and Rockcliffe there’s plenty of rented property too. Sound sealant and clean grout keep water out and rooms looking cared for.
The west of Scotland is wetter than the east, but outside joints take plenty of weather everywhere, while generally soft water means less limescale indoors but no less mould. Sealants for jobs in DG5 are chosen with that in mind. Parts of DG5 are on or near the coast, where wind-driven rain and, closer to the shore, salt air are hard on outside sealant. Walls facing the sea are normally the first to need attention.
Dalbeattie: For site and facilities teams at buildings such as Dalbeattie High School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. In the older streets around Dalbeattie Park Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.
When something else is needed
It helps to know what we cannot do too:
- A tray that rocks until it’s re-bedded
- Cracks in the tray itself rather than the joint
- Water coming from the plumbing rather than the joint
Surface by surface
Shower trays & enclosures
If a tray moves underfoot, new silicone won’t last. We check for movement before we reseal, and tell you if it needs re-bedding first.
Sinks & splashbacks
The edge of an inset sink is a common place for water to get under the worktop. Where the sealant around the visible edge has failed, we renew it.
Why act early?
A clean new bead makes a room look cared for, which helps when a home is being let or put on the market. Lumpy sealant with smears on the tiles has the opposite effect.
Questions to ask before you book
- Whether they seal over old material or remove it
- What the cure time is
- How the colour is chosen
- What guarantee comes with the work
Aftercare tips
So the new joints stay in good condition:
- Squeegee the walls and tray after use
- Keep an eye on the corners, where splits start
- Clean with a mild bathroom cleaner and a soft cloth
- Keep scourers and sharp tools away from the bead
Mould needs damp, so keep the room aired. Use the fan, or open a window, while you bathe and for a while afterwards, so the silicone gets a chance to dry.
Mould that starts as a few spots spreads through the bead. When it has grown right through, it rarely cleans out, and nearby grout often goes the same way. Replacing the sealant early keeps the job small.

DG5: your questions answered
Can you quote for more than one area?
Of course. Combining jobs makes good use of the visit, so mention them when you ask for a quote.
Do you work for landlords and businesses?
Yes, often. We can quote for several properties at once, and between tenancies is a good time for the work.
Can new silicone go straight over the old?
No, and it’s one of the main reasons reseals fail. We cut out all of the old sealant, clean the joint and start again.
Do you work in DG5?
Yes, we do. DG5 is part of the area we cover, and the service is the same as everywhere else.
Are you an approved applicator?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.
What do you put in the joint?
We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference, and we will explain our choice.
Is there any odour?
Sometimes, a little. Any smell clears as the sealant cures.
