What floor joint sealing looks like in Dalbeattie
Timber frame is common in newer Scottish homes, and as the frame dries and settles, skirting and sealant joints can open up. Across Dumfries and Galloway, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and each moves in its own way. That is why the skirting and threshold joints need a flexible seal.
For site and facilities teams at buildings such as Dalbeattie High School, floor and threshold joints in busy corridors wear quickly and are best resealed early.

Floor joint sealing for homes and businesses in Dalbeattie
Gaps along the bottom of skirting are common in new and older homes alike. Caulk tends to crack there, so we use a flexible sealant that moves with the floor. Common call-outs are for gaps opening between the floor and skirting and skirting caulk that keeps splitting, across skirting boards, thresholds and wet room & bathroom floors.
Timber frame is common in newer Scottish homes, and it settles over the first years, which shows as gaps at skirtings and floor joints. In older homes, timber floors move through the year too.

What happens on the day
There isn’t much for you to do on the day. Point us to the joints and we will get on with it. The work itself takes a morning or an afternoon for most homes from start to finish. Outdoor work around Dalbeattie depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors is not affected.

Advice
How we quote for floor joint sealing
We don’t publish a price list, because no two jobs are the same. What we look at:
- The size of the job
- The product the joint needs
- Mould in or behind the old joints
- How easy the joints are to reach
No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all play a part.
What to tell us for a quote
There’s no need for technical detail. It helps if you can tell us:
- How we’d reach the joints
- How many joints, rooms or windows are involved
- What the problem is, such as mould, gaps, leaks or cracking
- Where the job is, and your postcode

Common questions in Dalbeattie
Is floor joint sealing in Dalbeattie guaranteed?
All our work, in Dalbeattie and everywhere else, comes with a 12-month guarantee. We are fully insured, and an ARBOMaster approved applicator.
Can you do floor joint sealing in Dalbeattie?
Yes, Dalbeattie is within the area we cover. Our work covers the whole of Scotland. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing, and we’ll give you a clear quote.
When can I walk on the floor?
We give you a cure time for each joint. Light use comes first, cleaning and heavy traffic later.
Does someone need to be in?
It depends on the job. For work indoors, someone needs to let us in, while outside work can sometimes be arranged differently.
Is it messy?
Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.
What sealant do you use?
It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.
Can tenants book the work?
Yes, but check with your landlord or agent first. Landlords are often happy for the work to be arranged.
Can you add a movement joint to a tiled floor?
Often, yes, at the edges and along suitable lines. We remove the grout and seal the line with flexible sealant, giving the floor room to move.

Why deal with it now?
Regrouting a cracked line in a tiled floor rarely fixes it. The movement is still there, so the grout fails again. Replacing that line with flexible sealant gives it somewhere to go. In an older home around Dalbeattie, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

Work for landlords, hotels and businesses
We work for landlords and agents as well as householders. Sealant work between tenants is a simple way to keep a property in good order before the next move-in.
We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.
Signs you need floor joint sealing in Dalbeattie
Timber floors and skirting shrink and swell through the year. Heating dries timber and opens gaps along the skirting, then close again in damper months.
Keep an eye out for any of the following:
- Failed joint filler in concrete floors
- Rigid edge joints in tiled floors
- Tiled floors with no room to move
- Dirt and water collecting in open floor joints
For buildings such as Dalbeattie Park Church, floor and skirting joints in halls and kitchens wear like any others.
What your quote should include
- How the colour is chosen
- What guarantee comes with the work
- What happens if they find a problem under the old sealant
- Are they insured?
Honest limits
Sealant is not the answer to every problem, and we’d rather say so up front. Sealant will not put right:
- Failed waterproofing under a wet room floor
- Structural movement or subsidence
- Subfloor problems that need a flooring contractor
Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly before you book.

- Wet room & bathroom floors
- Tiled floors

- Skirting boards
Should I try it myself first?
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.
