Floor joint sealing near Dumfries

What happens on the day

We work through the job in order: protect, prepare, seal, tidy. For most jobs that takes a morning or an afternoon for most homes, and the area is left clean. Parking around Dumfries is rarely difficult, though older streets in the centre can be tight. For flats, mention the shared stair or door entry system.

  1. We start by checking the floor, the joint and what traffic it takes.
  2. Any old caulk, grout or sealant is raked or cut out.
  3. We vacuum out the joint and add backing where the depth needs setting.
  4. The chosen sealant goes in, coloured to suit the floor.
  5. The joint is tooled neatly and the cure time explained.

Floor joint sealing in Dumfries, done properly

Gaps along the bottom of skirting are common in new and older homes alike. Caulk tends to crack there, so we close it with a flexible sealant instead. We work on thresholds, wet room & bathroom floors and commercial floors, and common reasons people get in touch are perimeter joints in tiled floors filled with grout and grout cracking in a straight line across a floor.

A lot of new homes in Scotland are timber-framed, and they settle in their first years, so skirting and floor joints can open up in the first year or two.

Our work is backed for twelve months, and the guarantee is the same wherever you are.

Joints and finishes in Dumfries homes

Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles. Across Dumfries and Galloway, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and each moves in its own way. That’s why the skirting and threshold joints need a flexible seal.

For site and facilities teams at buildings such as Dumfries Academy, floor and threshold joints in busy corridors wear quickly and are best resealed early.

Honest limits

We will not take on work that will not last, so these are the limits:

  • Cracked or broken concrete slabs
  • Bouncy or failing floorboards
  • Tiles that have lifted or broken

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think before you book.

Surfaces we seal

  • Skirting boards
  • Tiled floors

Can I do it myself?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Dumfries questions

Is there a guarantee on floor joint sealing in Dumfries?

Every job comes with our one-year guarantee, wherever it is. We’re fully insured, and an ARBOMaster approved applicator.

Can you help a landlord with a rental near Dumfries station?

Yes. We work for landlords and letting agents as well as homeowners, and several properties can go on one quote. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.

Will it make a mess?

Tidy work is part of the job. Nearby surfaces are protected, and we clear up when we’re done.

When can I walk on the floor?

It depends on the product and the conditions. We give you the times for walking, cleaning and traffic when we finish so there’s no guesswork.

Do the sealants smell?

Possibly a little. It fades as the sealant cures, and ventilation helps.

Can I choose the sealant colour?

Usually, yes. Sealants come in white, clear, grey and other colours, and we’ll agree it with you first.

What do you put in the joint?

The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

Is it OK to seal over old sealant?

No, and we never do. It can look neat for a few weeks, but the new layer lifts away from the old one. The old sealant has to come out completely.

Aftercare tips

No joint lasts for ever, but care makes a real difference. A few tips:

  • Keep floor cleaning water to a minimum at the edges
  • Keep dirt out of the joints
  • Keep caulk for dry, still joints only
  • Cone off fresh joints until they’re ready

Keep off the joint for the time we give you. Light foot traffic is normally fine sooner than wet cleaning or wheels.

Small gaps are quick to seal. Ignored, they fill with dirt and open further and are harder to clean out.

Quotes for floor joint sealing in Dumfries

We don’t publish a price list, because no two jobs are the same. The quote depends on:

  • Mould in or behind the old joints
  • Access and height
  • The old material and how stubborn it is
  • Working hours on commercial sites

Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

Helping us quote

To make quoting easier, please include:

  • If someone has resealed it before
  • What the problem is, such as mould, gaps, leaks or cracking
  • Roughly how big the job is
  • Any access issues, like height or stairs

For a quick quote, get us on the phone, or send an email if you’d rather. Describe what needs sealing and we will talk you through the work.

When to call us in Dumfries

Decorators’ caulk is often used along skirting because it’s cheap and paintable. In a joint that moves or gets wet, it splits so the gap reappears.

The problems people normally mention when they call include:

  • Cracked caulk along skirting in bathrooms and kitchens
  • Dirt and water collecting in open floor joints
  • Cracked grout where a tiled floor needs a movement joint
  • Perimeter joints in tiled floors filled with grout

Letting a property close to Dumfries station? Then open skirting and floor joints collect dirt and water, so seal them while the property is empty.
