How we handle external mastic in Dumfries

A movement joint is a deliberate break that lets a wall expand and contract. The sealant in it has to stretch and squeeze for years, and when it fails, the wall takes the strain and water finds a way in. We work on concrete & block, render & cladding joints and façade panels, and common reasons people get in touch are panel joints letting water in and sealant pulling away from one side of the joint.

In a town like Dumfries, plenty of homes have harled (roughcast) walls, and sealing where harling meets a frame or pipe takes a sealant that can grip a rough surface. Rooflines take their share of the weather as well.

The work is covered for a year after we finish. If there’s a problem with it, please drop us a line at info@mrmastic.co.uk.

Questions from Dumfries

Can you help a landlord with a rental near Dumfries station?

Yes, landlords and agents are among the people we work for. You can send an email to info@mrmastic.co.uk with the details for a clear quote.

Is Dumfries in your area for external mastic?

Yes. Our work covers the whole of Scotland, and Dumfries is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job, and we’ll send you a clear quote.

Can I add another job to the visit?

Yes. More than one area can be quoted together.

Is it worth trying it myself?

Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Where is Mr Mastic based?

Our base is in Crawley, and we cover South East England, London and all of Scotland.

Do you use backing rod?

Closed-cell backing rod sets the depth of the sealant and stops it sticking to the back of the joint. Then the sealant bonds to two faces and can move.

Do you hold any approvals?

Yes. We are an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.

Does someone need to be in?

We need access to the joints, so we’ll agree that with you when we book. Indoors, that normally means someone at home.

Landlord and commercial work in Dumfries

We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.

Whether it’s one flat or a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.

Different surfaces, different methods

Joints between dissimilar materials

Each side of the joint may need its own preparation. We prepare both faces so the sealant bonds properly.

Concrete and blockwork

Concrete faces can be dusty and porous, so cleaning and priming matter. We prime where the sealant needs it before the bead.

Looking after it afterwards

Aftercare is simple, and it makes a real difference:

  • Deal with leaking gutters that soak the joints below
  • Walk round the building once a year and look at the joints
  • Leave the joints unpainted unless we have said otherwise
  • Have failed joints looked at early

Keep pressure washers away from the sealant. A strong jet can damage the edges of the bead and let water in behind.

If you can see gaps, plants or bare sections in a joint, have it checked. Earlier resealing means a smaller job and a better result.

What we do, step by step

There is not much for you to do on the day. Point us to the joints and we’ll get on with it. The work itself takes anything from a few hours to several days, depending on the building from start to finish. In a Scottish town like Dumfries, parking is normally straightforward, though older centres can be tighter. If you are in a flat with a shared stair or a door entry system, let us know when you book.

  1. First, the joints are inspected and the access agreed.
  2. Every bit of old sealant and any mortar or debris is cut out.
  3. The faces are brushed clean and primed where the product requires it.
  4. We fit closed-cell backing rod to control the depth.
  5. The exterior sealant is applied, tooled and checked along its length.

Preparing for the visit

  • Let us know if you’ve seen damp or leaks
  • Move anything stored near the joints
  • Let us know about stairs, lifts or work at height

External mastic in Dumfries: local notes

Plenty of Scottish homes have harled walls, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.

For landlords with property near Dumfries station, outside joints that have cracked can let damp into a rental, so check them between lets. For site and facilities teams at buildings such as Dumfries Academy, movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.

What sealant work cannot fix

A few problems are outside what sealant work can do:

  • Adding movement joints to masonry that has none
  • Structural movement, which needs a surveyor or engineer
  • Damp from another source, such as a leaking gutter or a bridged damp-proof course

If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think.

What we seal

  • Joints between brick and frames
  • Concrete & block
  • Copings & trims
  • Render & cladding joints
  • Brickwork movement joints
  • Façade panels

How we quote for external mastic

Your quote is based on your job. We take into account:

  • The number of rooms or windows
  • The amount of work
  • How easy the joints are to reach
  • Any mould that needs treating

Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs. Ask us for a quote and we’ll go through it with you.

What to tell us for a quote

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • If it’s domestic, commercial or a hotel
  • The problem you’ve noticed
  • Whether it has been sealed before
  • How many joints, rooms or windows are involved

For a quote, email us at info@mrmastic.co.uk and tell us where the job is and what the problem looks like. We will send you a clear quote before any work starts.

Leave it or put it right?

Pointing a movement joint with mortar might seem a neat fix, but it stops the joint moving. The wall then cracks somewhere else. A flexible sealant over backing rod is what the joint needs. In Dumfries, wind and rain soon get through failed outside joints. Indoors, failed sealant lets water into floors and ceilings.

Combining jobs into one visit usually makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. We’ll give you a clear quote for the lot.
