About our external mastic in Castledykes

Getting the depth right is half the job. Closed-cell backing rod sets the depth and stops the sealant sticking to the back, leaving it bonded to two faces so it can move with the wall. If you are dealing with gaps where render, brick and frames meet and joints pointed up with cement by mistake, we can help, whatever the surface.

Across smaller places in Scotland, stone and harled cottages, farm buildings and newer houses often stand exposed to wind and rain. Outside joints on exposed walls work hard, so they need a sealant that moves with the building.

Your job is guaranteed for a year, as with all our work.

What we are called out for in Castledykes

The wrong product in a moving joint is a classic cause. A stiff, general-purpose sealant can’t cope with a joint that moves a lot, and it tears off the sides.

People usually contact us when they notice something like this:

  • Sealant pulling away from one side of the joint
  • Weeds or debris growing in open joints
  • Cracked joints where brick meets render or frames
  • Movement joints filled with mortar instead of sealant

If you live in an older home near Troqueer Parish Church, the joints between older walls, newer extensions and the roofline need a sealant that can move.

Questions to ask before booking

  • What the cure time is
  • Whether they seal over old material or remove it
  • How long the guarantee is
  • How the joint is cleaned and prepared

Choosing a sealant specialist

Landlords, agents and businesses in Castledykes

Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements and we’ll give you a quote.

From a single let to a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.

Looking after it afterwards

Joint life depends on how it’s used and looked after. We suggest:

  • Show decorators and builders where the movement joints are
  • Look over the joints every year, ideally after winter
  • Keep soil, plants and ivy away from the joints
  • Wash walls gently around the sealant

Keep pressure washers away from the sealant. A strong jet can damage the edges of the bead over time.

If you can see gaps, plants or bare sections in a joint, have it checked. Earlier resealing means a smaller job and a better result.

DIY sealant or a professional job?

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

Walls and rooflines in Castledykes

Plenty of Scottish homes have harled walls, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.

For landlords with property near Dumfries station, outside joints that have cracked can let damp into a rental, so check them between lets. Managing a site like Dumfries Academy? Then larger buildings have long runs of movement joint that eventually need resealing.

Castledykes is about 1 mile south of Dumfries, in Dumfries and Galloway. How it works

The work is kept neat and contained to the area we’re working on. Expect the work to take anything from a few hours to several days, depending on the building, and we explain the cure time before we leave. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work.

  1. First, the joints are inspected and the access agreed.
  2. Every bit of old sealant and any mortar or debris is cut out.
  3. Joint faces are cleaned back and primed if the sealant needs it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. We apply the sealant, tool it and check the whole run.

Getting ready for the visit

Castledykes questions

Will you come out to Castledykes?

Yes, Castledykes is covered. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

Is Castledykes in your area for external mastic?

Yes. Our work covers the whole of Scotland, and Castledykes is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear quote.

Do you work for landlords and businesses?

Yes, regularly. We can quote for several properties at once, and between tenancies is a good time for the work.

Is it OK to seal over old sealant?

No. New silicone won’t bond to old silicone, and anything trapped underneath, including mould and water, stays there. It all has to come out first.

Will it make a mess?

No. The area is protected while we work and cleaned up afterwards.

Where is Mr Mastic based?

Our base is Crawley, with over 20 years’ experience. We work across South East England, London and Scotland.

Do I have to be there?

For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.

Do you take out the old sealant first?

Yes, every time. New sealant will not bond properly to old, so the joint is cleaned back first.

Surface by surface

Joints between dissimilar materials

Where a frame or panel meets masonry, water often finds a way in. We cut out the old sealant and reseal with a product suited to both surfaces.

Brickwork movement joints

Brick moves with heat and moisture, and grows a little over time. The movement joint takes that up, so the sealant in it must stay soft and stretchy.

Leave it or put it right?

A low-modulus sealant is chosen because it moves without pulling hard at the edges. That protects surfaces like brick, render and concrete. A stiffer product can damage the joint edge as it fails. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

What it costs depends on how much there is to do, how hard the old material is to remove and access to the work. You’ll have a clear quote before any work starts.
