Joints between dissimilar materials

Different materials may need different primers. We prepare both faces so the sealant bonds properly.

Render joints

Render has movement joints and stop beads that need sealing. They’re resealed in a sealant that suits the render.

How we handle external mastic in Newbridge Drive

Many failed façade joints only get noticed once there’s a stain or a damp patch inside. We inspect them, agree which need doing and reseal with a weatherproof, flexible sealant in a colour to suit. We are often asked to deal with joints with sealant missing in places and joints pointed up with cement by mistake, across brickwork movement joints, copings & trims and joints between brick and frames.

In and around a place like Newbridge Drive, many buildings face open ground and take the full weather. Outside joints on exposed walls work hard.

You are covered for a year from the day we finish. If there’s a problem with it, please email us at info@mrmastic.co.uk.

Outside joints around Newbridge Drive

Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that. Plenty of Scottish homes have harled walls, and joints where harling meets other materials need a sealant that can grip and flex.

For landlords with property near Dumfries station, outside joints that have cracked can let damp into a rental, so check them between lets. Managing a site like Maxwelltown High School? Then its movement joints, gutters and trims need looking after like any other building’s.

What we do, step by step

There isn’t much for you to do on the day. Show us the job and we will take it from there. The work itself takes anything from a few hours to several days, depending on the building, including the tidy-up. Somewhere like Newbridge Drive may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. Each joint is checked and the colour of the new sealant agreed.
  2. Failed sealant is removed back to clean, sound faces.
  3. Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
  4. We prime the faces where required.
  5. A low-modulus exterior sealant is gunned in and tooled to a neat finish.

How to prepare

Related advice

Do you need external mastic in Newbridge Drive?

Every building moves. Brickwork grows a little over the years, blockwork and concrete shrink, and all of it moves with heat and moisture. The sealant in the movement joints takes that strain.

People usually contact us when they notice one of these:

  • Failed seals between different materials
  • Hard, crazed mastic that has stopped moving
  • Leaking joints around cladding and façade panels
  • Joints with sealant missing in places

Homes close to Lincluden Collegiate Church include some older properties, and an extension built onto an older house moves differently, and the joint between them takes the strain.

Questions to ask before booking

  • What happens if the job turns out different
  • Who turns up on the day
  • Are they insured?
  • Whether the sealant suits the joint

Newbridge Drive: your questions answered

Can you help a landlord with a rental near Dumfries station?

Yes, landlords and agents are among the people we work for, and several properties can be quoted together. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear price.

Do you cover smaller places like Newbridge Drive?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

Do you have insurance?

Yes. We’re fully insured, and we’ve been doing sealant work for more than 20 years.

What information do you need?

Where the job is, what the problem is and roughly how big it is. Photos by email help too.

Do you take out the old sealant first?

Yes. We cut out all the old sealant and clean the joint before applying anything new.

Is it messy?

No. We work neatly, protect the area around the joints and tidy up afterwards.

How long does the job take?

Most jobs take anything from a few hours to several days, depending on the building. Your quote will say how long we expect yours to take.

Is it OK to fill a movement joint with cement?

No, not where the gap is a movement joint. Pointing it stops it working and can lead to cracking. A flexible sealant is the right fill.

Can I do it myself?

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

If you’ve already had a go yourself, that is fine. We cut it out and start again, so just mention it when you contact us.

What happens if it’s left?

The longer a joint stays open, the more water the wall takes in. Wet masonry is more easily damaged by frost, so the problem grows beyond the joint itself. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. Your quote takes all of that into account.

Aftercare tips

No joint lasts for ever, but care makes a real difference. Our tips:

  • Clear growth from the base of walls and joints
  • Keep movement joints as flexible joints, not mortar
  • Look over the joints every year, ideally after winter
  • Point out the joints to other trades

Follow the cure time we give you before the joint is knocked or disturbed. Most exterior sealants skin fast but take longer to cure right through.

Leave a failed movement joint and water keeps getting into the wall. Over time it can mean damp inside, stained render or frost-damaged brick.

When it is not the sealant

We will always be straight with you, so here’s what sealant can’t fix:

  • Cutting new joints into brickwork, which is building work rather than sealant work
  • Cracked brickwork or render that needs a builder or plasterer
  • Movement that’s more than a sealant joint can take

Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly.
