External mastic for Terregles homes and businesses

External mastic for homes and businesses in Terregles

For buildings in Terregles, we reseal external joints of all kinds, from brick movement joints to cladding panels. The preparation is the same whatever the wall: clean, sound faces and a controlled depth. If you have joints with sealant missing in places and joints where the bead has come unstuck, we can put it right.

Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. Newer houses need their movement joints and roofline trims kept sound.

The work is covered for a year after we finish. If there’s a problem with it, please drop us a line at info@mrmastic.co.uk.

Why deal with it now?

Water gets in through a failed movement joint. Resealing early keeps the job to the joint itself, rather than the wall around it. In a place like Terregles, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. You will know the price before we begin.

Do you need external mastic in Terregles?

Joints sealed without backing rod, or far too deep, rarely last. Sealant bonded to three sides has nowhere to go and rips as the joint opens.

These are the problems we’re asked about most:

  • Failed sealant between panels on a façade
  • Water getting into walls through failed joints
  • Movement joints filled with mortar instead of sealant
  • Weathered mastic that no longer stretches

Letting a property close to Dumfries station? Then outside joints that have cracked can let damp into a rental, so check them between lets.

What your quote should include

  • Which colour the sealant will be
  • Whether VAT is included
  • What product goes in the joint
  • Whether they’re fully insured

Our hiring checklist

DIY versus a professional finish

A DIY attempt does not rule out a professional job. We cut it out and start again.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

How it works

We bring everything the job needs with us, so you don’t need to buy or prepare anything. After a quick look at the joints together, the area is protected and the work begins. It normally takes a few hours to a few days, depending on the length of joint and the access. In smaller Scottish places, parking is normally less of an issue than access and distance. Let us know how to find you and how to reach the joints.

  1. First, the joints are inspected and the access agreed.
  2. Every bit of old sealant and any mortar or debris is cut out.
  3. The faces are brushed clean and primed where the product requires it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. We apply the sealant, tool it and check the whole run.

Getting ready for the visit

  • Keep children and pets away from the work area
  • Tell us about any previous sealing or DIY attempts
  • Tell us about access, such as stairs, a lift or high-level joints

Different surfaces, different methods

Concrete and blockwork

Concrete and block walls shrink as they dry and move with temperature. We reseal their joints with backing rod and a flexible product.

Copings and trims

Copings expand and contract through the day, so the joints need a sealant that stays flexible year round.

FAQs for Terregles

Do you work for landlords with property near Dumfries station?

Yes, rental work is part of what we do. You can send an email to info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before work begins.

Do you cover Terregles for external mastic?

Yes. We work across all of Scotland, and Terregles is part of that. Just email us at info@mrmastic.co.uk with a few details of the job.

Is the work guaranteed?

Yes. Each job is guaranteed for twelve months.

Where is Mr Mastic based?

Our base is in Crawley, and we work across South East England, London and Scotland.

Do you take out the old sealant first?

Yes, always, and completely. New silicone doesn’t stick to old silicone, so any old material comes out before anything new goes in.

Is it OK to seal over old sealant?

No. Fresh sealant does not stick to old sealant, and anything trapped underneath, including mould and water, stays there. We remove it all first.

Why is there a gap in my brick wall?

Brickwork, render and cladding all move a little, so long walls have planned gaps to take that movement. It’s closed with backing rod and a flexible sealant.

Should I point up the gap in my brickwork?

No. Mortar locks the joint solid, so the wall cracks somewhere else instead. It needs a flexible sealant over backing rod.

Outside joints around Terregles

Plenty of Scottish homes have harled walls, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.

Managing a site like Maxwelltown High School? Then its movement joints, gutters and trims need looking after like any other building’s. Homes close to Terregles Church include some older properties, and the joints between older walls, newer extensions and the roofline need a sealant that can move.
