How we handle floor joint sealing in Lockerbie
A threshold joint has to cope with feet, movement and sometimes water. We seal them with a flexible sealant suited to the floor finishes either side so the joint stays neat. If you have grout cracking in a straight line across a floor and chipped and open joints in warehouse floors, we can put it right, whatever the surface.
Many newer homes in Scotland are timber-framed and settle as they dry out, which shows as gaps at skirtings and floor joints. In older homes, timber floors move through the year too.

What the job involves on each surface
Skirting boards
Skirting gaps are one of the most common floor joints we seal. The old caulk is removed first so the bead sits on a clean surface.
Commercial floors
Commercial floors take more traffic than most homes. The sealant is chosen for the traffic the floor takes.
How the visit works
You do not need to clear the whole room or building, only the area right around the joints. Everything nearby is protected, and the work takes a morning or an afternoon for most homes in most cases. Around Lockerbie, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- The room is cleared along the joints so we can reach them.
- We take out the cracked caulk, grout or old sealant.
- Edges are cleaned and dried.
- We apply a flexible sealant suited to the floor.
- We check the joints and explain the aftercare.
Before we arrive
- Tell us if parking is tricky
- Where the joints are inside, avoid wetting them before we arrive
- Keep pets and children clear of the area while we work

Aftercare tips
Looking after new joints is easy:
- Use a well-wrung mop rather than flooding the floor
- Walk round the room once a year and look at the edges
- Use furniture pads near skirting
- Avoid caulk in bathrooms and kitchens
Check the joints after the first winter. Small gaps at the ends can be touched up early on.
Sealing a gap while it’s small is a quick job. Left alone, they collect dirt and widen and are harder to clean out.
DIY versus a professional finish
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
New homes and floors in Lockerbie
Many new homes in Scotland are timber-framed, and as the frame dries and settles, skirting and sealant joints can open up. Floors around Dumfries and Galloway run from suspended timber in older homes to concrete in newer houses and units, and they don’t all move the same way. That is why the skirting and threshold joints need a flexible seal.
If you look after a building such as Lockerbie Academy, entrance and corridor floor joints take a lot of traffic. For buildings such as Holy Trinity R.C. Church, floor and skirting joints in halls and kitchens wear like any others.

Lockerbie: your questions answered
Do you cover smaller places like Lockerbie?
Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.
Is Lockerbie in your area for floor joint sealing?
Yes. We work across all of Scotland, and Lockerbie is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job, and we will give you a clear price.
Can I do it myself?
Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.
Is it messy?
No. We work neatly, protect the area around the joints and tidy up afterwards.
Is caulk good enough for skirting?
Not where the floor moves or gets wet. Caulk cracks as the floor moves, so the gap comes back. A flexible sealant is the better choice.
Do the sealants smell?
It depends on the product. Some smell for a while, some hardly at all, and any smell fades as they cure.
When can I walk on the floor?
You’ll get the times before we go. It depends on the sealant, and walking on it normally comes before mopping or wheeled traffic.
Do you offer different sealant colours?
We help you choose a colour that suits, from white and clear to greys and other shades. The product needed can limit the range.
For landlords and businesses
Hotels need rooms back in use, so the work can be planned room by room. We have worked in hotels as well as homes and businesses.
From a single let to a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.
What else we do in Lockerbie
When to call us in Lockerbie
Grout is rigid, so a tiled floor with nowhere to move cracks along a grout line. Cracks often run straight along a line of joints, showing where a movement joint was needed.
Signs it’s time to call us include:
- Open gaps along the bottom of skirting boards
- Failed seals where bathroom floors meet baths and panels
- Threshold joints that have opened or worn
- Perimeter joints in tiled floors filled with grout
Rented homes near Lockerbie station change hands often, and open skirting and floor joints collect dirt and water, so seal them while the property is empty.
