Floor joint sealing in Dogslacks, done properly
Wet-area floor joints keep water out of the gap behind skirting and plinths. A flexible silicone seal keeps it out. If you have floor edges that trap water and grime and cracked caulk along skirting in bathrooms and kitchens, we can help.
Work in a place like Dogslacks is planned ahead, journey included. Outdoor plot mastic needs dry weather, but indoor floor and skirting joints can be sealed whatever the forecast.
We stand behind the work with a 12-month guarantee, so you’re not left on your own once the job is done.

What else we do in Dogslacks
How it works
Good joint work is mostly preparation, so that’s where we spend the time. Joints are cleaned back and dried before anything new goes in. In total, it generally takes a few hours, depending on the length of joint. Outdoor work around Dogslacks depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors is not affected.
- First, the floor type, the gap and the traffic are checked.
- Any old caulk, grout or sealant is raked or cut out.
- The joint is vacuumed clean and backing fitted where needed.
- We apply the sealant in a colour that suits the floor.
- We tool it neatly and tell you when it can be walked on and cleaned.
Before we arrive
- Tell us about access, such as stairs, a lift or high-level joints
- For business premises, tell us about site rules or sign-in
- Move anything stored near the joints

Dogslacks questions
Is Dogslacks in your area for floor joint sealing?
Yes. We work across all of Scotland, and Dogslacks is part of that. You can send an email to info@mrmastic.co.uk and tell us what needs doing.
Do you cover smaller places like Dogslacks?
Yes, Dogslacks is covered. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.
Can I choose the sealant colour?
Most of the time, yes. We’ll explain which colours are available.
What does floor joint sealing cost?
The cost depends on the size of the job, access and how much old sealant has to come out. Call for a quick quote.
Why has a gap opened under my skirting?
Movement from drying timber and settling floors opens the gap. Caulk tends to crack; a flexible sealant does not.
What sealant do you use?
Products from Arbo and Everbuild, among others, chosen to suit the joint. We explain the product when we quote.
Will I be able to paint over the new joint?
It depends on the sealant, so let us know first. Joints that will be painted get a paintable product, and silicone elsewhere.
Can I do it myself?
Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.
Should I try it myself first?
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
Looking after it afterwards
No joint lasts for ever, but care makes a real difference. A few tips:
- Ask before painting over a sealed joint
- Avoid sloshing water against skirting
- Keep caulk for dry, still joints only
- Have a cracking tiled floor checked before tiles break
Mop with a well-wrung mop rather than flooding the floor. Less water at the edges helps the joints last.
In wet areas, an open floor joint lets water reach the subfloor. A sound seal stops that happening.
Joints and finishes in Dogslacks homes
Floors around Dumfries and Galloway run from suspended timber in older homes to concrete in newer houses and units, and each moves in its own way. That is why the skirting and threshold joints need a flexible seal. Many new homes in Scotland are timber-framed, and as the frame dries and settles, skirting and sealant joints can open up.
If you look after a church, hall or community building such as Middlebie Parish Church And Churchyard, joints in its floors, skirtings and thresholds need resealing as they wear.

When to call us in Dogslacks
When a tiled floor has no movement joints, the grout takes the strain. You will see a crack running along the grout, showing where a movement joint was needed.
Signs it’s time to call us include:
- Gaps opening between the floor and skirting
- Floor edges that trap water and grime
- Open joints around bathroom floor edges
- Failed joint filler in concrete floors
Around Dogslacks, as everywhere, floor joint sealing is only as good as the preparation behind it.

- How long the guarantee is

- How long to leave it before use
What affects the cost of floor joint sealing
The price is agreed before any work begins. It takes into account:
- How many areas need sealing
- Mould in or behind the old joints
- The old material and how stubborn it is
- The number and length of the joints
Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all make a difference, and we will explain the quote if you ask.
Helping us quote
Photos help, but a description is a good start. Try to tell us:
- Access, such as stairs, a lift or height
- If someone has resealed it before
- The address or postcode of the job
- How many joints, rooms or windows are involved
We do not publish a price list, as no two jobs are quite the same. Instead, we send you a clear quote for your job. To get started, send an email to info@mrmastic.co.uk.
