Bathroom resealing near Dogslacks

Common problems we fix in Dogslacks

Black mould is behind a lot of resealing. Bathrooms without good ventilation give mould all the damp it needs, and mould that has grown into the silicone generally will not clean off.

Any of these means the joints need attention:

  • Leaking joints on a shower screen
  • Water getting behind the kitchen upstand
  • Splits where the tray meets the wall
  • Smears of silicone across the tiles

In the older streets around Middlebie Parish Church And Churchyard, walls and floors in older homes can move, and sealant and grout show it first.

What to look for in a quote

  • Which sealant they’ll use, and why
  • Whether they seal over old material or remove it
  • Whether they’re fully insured
  • Whether you can choose the colour

How we handle bathroom resealing in Dogslacks

Across Dogslacks, the joints we reseal are the ones that fail in any home: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Every joint is cut out, cleaned and left dry before it’s resealed. If you have water getting behind the kitchen upstand and damp behind the bath or under the tray, we can help, on shower trays & enclosures, basins & vanity units and kitchen worktops & upstands alike.

For a place like Dogslacks, the job is the same as anywhere: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. The journey and access are simply planned in advance.

Every job comes with our 12-month guarantee.

Aftercare tips

Once the sealant has cured, a few habits help it last:

  • Keep an eye on the corners, where splits start
  • Open a window or run the fan so the room dries
  • Stick to a soft cloth and a mild cleaner
  • Avoid abrasive pads on the sealant

Mould needs damp, so keep the room aired. Use the fan, or open a window, while you bathe and for a while afterwards, so the silicone gets a chance to dry.

Worktop joints fail quietly. Water gets behind the upstand and into the edge of a laminate worktop, and the board underneath can swell. Resealing before that happens protects the worktop.

Bathroom resealing around Dogslacks

Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that does not dry out.

Should I try it myself first?

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.

FAQs for Dogslacks

Is there a guarantee on bathroom resealing in Dogslacks?

Every job comes with our one-year guarantee, wherever it is. We’re also fully insured and ARBOMaster approved.

Do you cover Dogslacks for bathroom resealing?

Yes. Our work covers the whole of Scotland, and Dogslacks is part of that. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing.

Is white the only colour available?

White and clear are the most common choices, and other colours are available to suit tiles, trays and worktops. Let us know your preference when you ask for a quote.

Does someone need to be in?

We need access to the joints, so we’ll agree that with you when we book. For inside work, that normally means someone being in.

Will you leave a mess?

Tidy work is part of the job. We protect what’s around the joints, and we clear up when we’re done.

Is there any odour?

That depends on the sealant. Some products have a noticeable smell, others very little.

Do you have insurance?

Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.

I’m a tenant. Can you help?

We are happy to deal with the tenant, landlord or agent. Just make sure your landlord agrees.

Why deal with it now?

Leaving a split or mouldy bead only stores up trouble. Water that gets behind a bath soaks into the floor, the panel and sometimes the ceiling below, and that’s a far bigger job than a reseal. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Leaving a failed joint generally makes the job bigger, not smaller. If you’re unsure, email us at info@mrmastic.co.uk for an honest opinion and a quote.

Take a look at what affects the cost or what customers say.

What affects the cost of bathroom resealing

Call for a quick quote. The main things that affect it are:

  • Which sealant suits the joint
  • Any mould that needs treating
  • The old material and how stubborn it is
  • The number and length of the joints

The cost reflects the work involved, not a rough estimate. That’s why we ask about the job first and agree the price before starting.

What to tell us for a quote

To make quoting easier, please include:

  • What the problem is, such as mould, gaps, leaks or cracking
  • How many joints, rooms or windows are involved
  • A few pictures by email, if you can
  • Where the property is

How the visit works

All our tools and materials come with us in the van, so there’s nothing for you to buy. After a quick look at the joints together, we protect the area and start. Most jobs take two to three hours for a typical bath, depending on how much old sealant there is. Somewhere like Dogslacks may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. Protection goes down around the bath, shower or worktop.
  2. We cut away the old sealant and clean off what’s left.
  3. We treat any mould and let the joint dry properly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

How to prepare

  • Tell us about any previous sealing or DIY attempts
  • Let us know if you’ve seen damp or leaks
  • Mention any sign-in or site rules at work premises

Advice

What we cannot put right

We’d rather tell you now than do work that won’t last, so these are the limits:

  • Movement from a bath with loose feet or no proper support
  • A cracked shower tray or bath (that needs repair or replacement)
  • Water getting in through the grout rather than the sealant

If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think before booking.
