What bathroom resealing looks like in Middlebie

In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out.

Around Middlebie, as everywhere, bathroom resealing is only as good as the preparation behind it.

About our bathroom resealing in Middlebie

A shower joint gets soaked every day. Tray edges, screen profiles and wet room joints all rely on silicone to stay watertight. They’re resealed with anti-fungal sanitary silicone, finished smooth so water drains away rather than collecting. We work on kitchen worktops & upstands, sinks & splashbacks and baths, and the jobs we see most are failed sealant on the screen profile and black mould in the silicone that won’t clean off.

A bathroom in a place like Middlebie gets the same daily wear as one in a city flat. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

You are covered for a year from the day we finish. If there’s a problem with it, please drop us a line at info@mrmastic.co.uk.

Why deal with it now?

A failed joint gets more costly to put right the longer it’s left. Once water is behind the bath, it can reach floorboards, panels and the ceiling underneath, and that’s a far bigger job than a reseal. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, along with when we can work on site. Call for a quick quote and we will go through it with you.

Common problems we fix in Middlebie

Plenty of failed sealant has been laid over the top of older sealant. New silicone won’t bond to old silicone, so it peels, leaks and hides mould behind it.

Most people get in touch after spotting one of these:

  • Two layers of silicone, both failing
  • Gaps where the bath or tray has moved
  • Water getting behind the kitchen upstand
  • A bead that has pulled away from the tiles

In the older streets around Middlebie Parish Church And Churchyard, older homes can move a little, which is hard on rigid grout and tired sealant.

Before you book anyone

  • Whether all the old sealant comes out first
  • Whether you can choose the colour
  • How long the guarantee is
  • How the joint is cleaned and prepared

Our hiring checklist

Surface by surface

Basins & vanity units

Vanity units have long, worktop-style joints against the wall. Water that gets behind can damage the unit, so the joint is sealed in one unbroken line.

Kitchen worktops & upstands

Kitchen joints need more degreasing than bathroom ones, because cooking grease stops sealant bonding. The extra cleaning is what makes the bead last.

Should I try it myself first?

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Your questions about bathroom resealing in Middlebie

What guarantee comes with bathroom resealing in Middlebie?

Every job comes with our 12-month guarantee, wherever it is. We’re fully insured, and an ARBOMaster approved applicator.

Will you come out to Middlebie?

Yes, Middlebie is covered. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

I’m a tenant. Can you help?

Yes. Check with your landlord; we can send the quote to them too.

Is there any odour?

Possibly a little. Any smell clears as the sealant cures, and ventilation helps.

Are you fully insured?

Yes. We’re fully insured, with over 20 years’ experience in sealant work.

Should I try DIY first?

You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.

How long does the new silicone need before I use the shower?

Normally after around 24 hours. We’ll tell you the cure time for the product we used.

Where is Mr Mastic based?

We are a Crawley-based firm. Our area covers South East England, London and Scotland.

For landlords and businesses

We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.

In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

The process

Good joint work is mostly preparation, and we do not rush it. Every joint is cleaned and dried before new material goes in. In total, it generally takes a morning or an afternoon for most single baths and showers. Outside jobs in Middlebie need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. We protect the area and cut out all of the old sealant.
  2. Next, the joint is cleaned and any mould is treated.
  3. The joint is left to dry, and baths are filled with water first.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. Finally we tidy up and explain the cure time before we leave.

Preparing for the visit

  • Plan for the work area to be out of bounds to pets and children
  • Clear items away from the joints we are working on
  • Let us know about parking restrictions
