What sealant work cannot fix

A few problems are outside what sealant work can do:

  • Water coming from plumbing rather than grout
  • A leaking wet room membrane
  • A structure that flexes behind the tiles

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly before you book.

Surfaces we seal

  • Kitchen splashbacks
  • Wet rooms
  • Shower walls
  • Bathroom wall tiles
  • Bathroom floors
  • Tiled floors

Regrouting in Dogslacks, done properly

When grout stays dark however much you clean it, the stain is often in the grout itself. New grout is the fix that lasts, and it’s a chance to change the colour too. We work on bathroom floors, wet rooms and tiled floors, and the jobs we see most are good tiles let down by tired grout and floor grout that won’t come clean.

Bathrooms in smaller places like Dogslacks work just as hard as those in the cities. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

The work is covered for a year after we finish. If there’s a problem with it, please email us at info@mrmastic.co.uk.

What we’re called out for in Dogslacks

Most grout is porous, so water, soap and grime soak into it. Over time it stains, softens and starts to crumble, especially in a shower that’s used every day.

Keep an eye out for any of the following:

  • Dirty, worn grout on a tiled floor
  • Cracked or crumbling grout lines
  • Gaps where the shower grout has gone
  • Kitchen splashback grout stained by grease

For an older house near a landmark such as Middlebie Parish Church And Churchyard, older homes can move a little, which is hard on rigid grout and tired sealant.

Regrouting in Dogslacks: local notes

Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.

Why deal with it now?

With regrouting, your tiles stay where they are. Retiling means stripping the walls, making good and choosing new tiles, and the room is out of use for longer. If the tiles are sound, regrouting is the simpler fix. In an older home around Dogslacks, damp from a failed joint can get into timber and plaster.

Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. You will know the price before we begin.

How the visit works

Our applicators work methodically: protect, prepare, seal, tidy. Typically it takes a few hours, or longer for a fully tiled room. Outdoor work around Dogslacks depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. We agree the area to be regrouted and point out any loose tiles.
  2. Grout is raked out without chipping the tiles.
  3. Dust is cleared from every joint.
  4. We grout the joints and wipe the tiles clean.
  5. We renew the silicone at the corners and edges.

Looking after it afterwards

After the cure time, these simple habits help:

  • Run the extractor fan during and after a shower
  • Do not use strong acidic cleaners on grout
  • Use a squeegee on the tiles after showering
  • Have loose tiles looked at early

Use a gentle cleaner on the grout and a soft brush. Keep harsh bleach and acid limescale removers away from it, as they can break grout down.

Grout that stays dark after cleaning is starting to fail. At this point it’s a simple regrout while the tiles are still sound.

How the job changes by surface

Wet rooms

Wet room grout and sealant need to be in good order. We replace the grout and reseal the edges.

Kitchen splashbacks

Kitchen grout collects grease and food splashes. Once it’s stained, new grout is often the only fix.

DIY versus a professional finish

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
