Regrouting in Lockerbie, Dumfries and Galloway
We cover Lockerbie for raking out old, cracked or stained grout and regrouting tiled walls and floors. Old material cut out, joints cleaned and sealed neatly.
- Cracked grout along the bath or tray
- Shower grout that has worn away
- Grout that stays dark however much it’s cleaned
Keeping the joints in good condition
Simple care keeps the joints in good condition. Our advice:
- Get any tile that moves checked promptly
- Check the corner silicone every few months
- Clean with a soft brush, not anything metal
- Stick to mild products for cleaning grout
Check the corner silicone now and then. It’s the part that moves, so it’s normally the first thing to need attention.
Fixing grout early is a small job. Left, the same problem can let water through so it’s worth dealing with as soon as you spot it.
About our regrouting in Lockerbie
We regroute showers, bathroom walls and floors, splashbacks and wet rooms. Some jobs are a whole room, others just the shower. Either way, tiled areas in Lockerbie are handled the same careful way. Common call-outs are for corners filled with grout instead of silicone and old grout in a dated colour, on kitchen splashbacks, shower walls and bathroom wall tiles.
A bathroom in a place like Lockerbie gets the same daily wear as one in a city flat. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

How the job changes by surface
Wet rooms
Both the grout and the silicone in a wet room matter. We replace the grout and reseal the edges.
Kitchen splashbacks
The grout by the hob and sink takes most of the mess. We regroute and reseal the worktop joint.
Leave it or put it right?
Grout pens and paint-on colourants only cover the surface. They do not fill cracks or stop water and stains often come back through. A proper regrout puts new grout in the joint. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
We don’t show prices on the website, because each job is priced on what it involves. Call for a quick quote.

The process
On the day, there’s very little for you to do. Show us the job and we will take it from there. The job generally takes a few hours for a shower enclosure, longer for a whole room from start to finish. Outdoor work around Lockerbie depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.
- We check the tiles for any that are hollow or loose.
- We rake out the grout evenly, protecting the tile edges.
- We vacuum the joints so the new grout bonds.
- New grout is pressed into the joints and the tiles are cleaned.
- Silicone goes into the corners and along the edges.

What we’re called out for in Lockerbie
Some grout fails because it was mixed or laid badly. Grout that was too wet, not packed in or cleaned off too hard tends to wash out early.
These are the problems we’re asked about most:
- Dirty, worn grout on a tiled floor
- Grout that makes sound tiles look old
- Splashback grout that has darkened
- Stained grout that cleaning will not shift
For site and facilities teams at buildings such as Lockerbie Academy, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.
Before you book anyone
- What product goes in the joint
- How long the guarantee is
- What insurance they hold
- What preparation is included
When something else is needed
We will not take on work that won’t last, so these are the limits:
- A leaking wet room membrane
- Tiles that have come away from the wall
- Leaks from pipes, valves or wastes (a plumber’s job)
If you’re not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer before booking.

What affects the quote in Lockerbie
We quote each job individually. This is what makes a difference:
- Working hours on commercial sites
- Mould in or behind the old joints
- Whether the work is at height
- The old material and how stubborn it is
A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.
Helping us quote
You don’t need to know the technical terms. Just tell us:
- If it’s domestic, commercial or a hotel
- How we’d reach the joints
- The rough size of the job
- A few pictures by email, if you can
A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is.
Lockerbie homes and their sealant
Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that does not dry out. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
If you live in an older home near Holy Trinity R.C. Church, walls and floors in older homes can move, and sealant and grout show it first. For landlords with property near Lockerbie station, a regrout while the flat is empty is quicker than working around a tenant.

Questions from Lockerbie
Will you come out to Lockerbie?
Yes, Lockerbie is covered. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Can you help a landlord with a rental near Lockerbie station?
Yes, landlords and agents are among the people we work for. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear quote.
Can new sealant go over the old?
No, because it fails. The old sealant always comes out first.
How soon can the shower be used after regrouting?
We give you a time before we leave. The wait depends on the products and conditions so please stick to it.
Will there be a smell?
It depends on the product. Some smell for a while, some hardly at all, and any smell fades as they cure.
Can you change the grout colour?
Yes. Many clients do. A darker grout hides marks better and lighter grout gives a fresher look.
What do you put in the joint?
It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.
What guarantee comes with the work?
There’s a 12-month guarantee on every job.
