DIY versus a professional finish

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

About our regrouting in Corrie Common

Changing the grout colour is a simple way to update tiles. You might go from white to grey or back again. Tell us what you have in mind when you ask for a quote. If you have kitchen splashback grout stained by grease and discoloured grout on otherwise sound tiles, we can put it right, on tiled floors, bathroom wall tiles and wet rooms alike.

For a place like Corrie Common, the job is the same as anywhere: old material out, joints cleaned and dried, and a fresh, even finish. The journey and access are simply planned in advance.

A 12-month guarantee comes with the work, just as it does everywhere we cover.

Regrouting in Corrie Common: local notes

Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.

For an older house near a landmark such as Corrie Church, walls and floors in older homes can move, and sealant and grout show it first.

How it works

Once we’re on site, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. Most jobs then take a few hours, or longer for a fully tiled room. Outside jobs in Corrie Common need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. Every tile area is checked for hollow or loose tiles first.
  2. The old grout is removed to an even depth.
  3. We vacuum the joints so the new grout bonds.
  4. We regrout the joints and clean the tile faces.
  5. Silicone goes into the corners and along the edges.

How to prepare

  • Try not to wet indoor joints just before the visit
  • Mention any sign-in or site rules at work premises
  • Clear the area around the work

Advice

Common problems we fix in Corrie Common

Hard water and soap leave a film on grout and stick to it. The grout beneath can stain and weaken, which is when replacing it makes sense.

It’s worth asking for a quote if you see:

  • Greasy, stained grout behind the hob
  • Good tiles let down by tired grout
  • Grout that’s cracking and breaking up
  • Grout in corners that has cracked

Rented homes near Lockerbie station change hands often, and clean grout and fresh sealant between tenancies make a bathroom look cared for again.

  • How the joint is cleaned and prepared

How we quote for regrouting

The price is agreed before any work begins. It takes into account:

  • When we can work, for business premises
  • How much there is to do
  • Access and height
  • Which sealant suits the joint

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

What to tell us for a quote

Photos by email are helpful but not essential. Try to tell us:

  • Whether it’s a home or a business
  • Photos by email, if that’s easy
  • Where the job is, and your postcode
  • Any previous sealing or DIY work

The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and add pictures by email if you can.

Corrie Common: your questions answered

Is Corrie Common within the area you cover?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Can you help a landlord with a rental near Lockerbie station?

Yes, we work for landlords and agents. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we will give you a clear quote.

Will there be a smell?

There can be a smell while the sealant cures, but it fades. Opening a window helps.

What goes in the corners, grout or silicone?

We seal corners with silicone. They flex and grout cannot take that movement.

How long should I wait before showering?

Before we leave, we’ll tell you how long to wait. The grout and sealant both need to cure before the shower is used.

Do you take out the old sealant first?

Yes, every time. New sealant won’t bond properly to old, so the joint is cleaned back first.

Will the sealant be renewed as well as the grout?

Most of the time, yes. Grout and sealant do different jobs, so we renew both and it’s all in the quote.

Where do you work from?

Mr Mastic is based in Crawley. Our applicators cover Corrie Common, along with the rest of our area.

What the job involves on each surface

Corners and edges

Where tiles meet a bath, tray or worktop, the joint is sealed. Grout in that joint wouldn’t last.

Kitchen splashbacks

A splashback can be regrouted without touching the worktop. The joint along the worktop is resealed with silicone.

When it isn’t the sealant

It helps to know what we cannot do too:

  • Waterproofing that has failed below the tiling
  • Tiles that are chipped or split
  • A structure that flexes behind the tiles

If you’re not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer before you book.

Joints and surfaces we work on

  • Tiled floors
  • Wet rooms
  • Bathroom wall tiles
  • Bathroom floors
  • Shower walls
  • Kitchen splashbacks

Leave it or put it right?

Bleach can lighten stained grout for a while, but mould that has got into grout usually comes back. Replacing the grout and resealing the edges is a lasting fix. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Combining jobs into one visit usually makes better use of the time than several visits, so tell us about everything that needs sealing. We’ll give you a clear price for the lot.
