About our regrouting in Halleaths
Grout fills the gaps between tiles, and sealant is what goes along the bath, tray or worktop. When grout cracks or washes out, water has a way in behind the tiling. Our job is to rake it out and put new grout in, then reseal the corners and edges. We work on shower walls, wet rooms and tiled floors, and the jobs we see most are cracked grout along the bath or tray and splashback grout that has darkened.
A bathroom in a place like Halleaths gets the same daily wear as one in a city flat. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.
Each job carries a 12-month guarantee, large or small.

Your questions about regrouting in Halleaths
Do you cover smaller places like Halleaths?
Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.
Can you help a landlord with a rental near Lockerbie station?
Yes, landlords and agents are among the people we work for, and several properties can go on one quote. You can email us at info@mrmastic.co.uk with the details for a clear quote.
Are you fully insured?
Yes. Full insurance covers our work.
Will the sealant be renewed as well as the grout?
Yes, in most cases. New grout beside old sealant wouldn’t look right and could still leak.
Do the sealants smell?
It depends on the product. Some products have a noticeable smell, others very little.
Can new sealant go over the old?
No. The old sealant always comes out first.
What information do you need?
Where the job is, what the problem is and roughly how big it is. If you can, email a few photos.
Do you remove the old sealant?
Yes, every time. New silicone doesn’t stick to old silicone, so the joint is cleaned back first.
Keeping the joints in good condition
Once the sealant has cured, a few habits help it last:
- Keep harsh bleach and acid cleaners off the grout
- Clean grout with a mild bathroom cleaner
- Check the corner silicone every few months
- Use a squeegee on the tiles after showering
Use a gentle cleaner on the grout and a soft brush. Avoid neat bleach and strong acid descalers, as they can break grout down.
Grout that is washing out of a shower shouldn’t be left. Every shower pushes more water into the gaps, and that water can reach the wall or the floor below.
Why act early in Halleaths
Cracked grout lets water behind the tiles. Left alone, that water can loosen tiles or damage the wall, and then you are looking at retiling. Sorting it early keeps the job simple. In a place like Halleaths, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.
No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all play a part, and we’ll explain the quote if you ask.

Do you need regrouting in Halleaths?
Some grout fails because it was mixed or laid badly. Grout that was too wet, not packed in or cleaned off too hard tends to wash out early.
It’s worth asking for a quote if you see:
- Grout that makes sound tiles look old
- Grout washed out of a shower
- Floor grout that has worn and darkened
- Stained grout that cleaning won’t shift
Homes close to Lochmaben Parish Church include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

What we can’t put right
New sealant can’t fix everything, and we will tell you before we start. Sealant will not put right:
- Waterproofing that has failed below the tiling
- Leaks from pipes, valves or wastes (a plumber’s job)
- Tiles that are loose or hollow behind
If you’re not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer.
Surfaces we seal
- Kitchen splashbacks
- Shower walls
- Tiled floors
- Bathroom wall tiles
- Bathroom floors
- Wet rooms
Should I try it myself first?
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

Halleaths homes and their sealant
Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.
For landlords with property near Lockerbie station, a regrout while the flat is empty is quicker than working around a tenant. Managing a site like Lockerbie Academy? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

What we do, step by step
All our tools and materials come with us in the van, so there’s nothing for you to buy. Once we’ve agreed what’s being done, the area is protected and the work begins. Most jobs take a few hours for a shower enclosure, longer for a whole room. In smaller Scottish places, parking is normally less of an issue than access and distance. Let us know how to find you and how to reach the joints.
- We check the tiles are sound and flag any that are loose or hollow.
- We rake out the old grout to an even depth, taking care of the tile edges.
- We vacuum the joints and clean out the dust.
- Fresh grout goes into the joints and the tile faces are wiped clean.
- The corners and edges get new silicone, because grout there would crack.
Preparing for the visit
- Let us know if you’ve seen damp or leaks
- Keep children and pets away from the work area
- Tell us about access, such as stairs, a lift or high-level joints
