Regrouting for Annan homes and businesses

Regrouting in Annan, done properly

When grout stays dark however much you clean it, the stain is often in the grout itself. Replacing it is the lasting answer and you can pick a different colour while you are at it. We work on tiled floors, wet rooms and shower walls, and people most often call us about floor grout that has worn and darkened and grout stained black or orange that won’t clean.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.

We stand behind the work with a one-year guarantee, so you are covered after we have gone.

What we cannot put right

We won’t take on work that won’t last, so these are the limits:

  • Tiles that are chipped or split
  • Water coming from plumbing rather than grout
  • Tiles that have come away from the wall

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly before you book.

What we seal

  • Tiled floors
  • Wet rooms
  • Bathroom wall tiles
  • Bathroom floors
  • Kitchen splashbacks
  • Shower walls

What happens on the day

You do not need to clear the whole room or building, only the area right around the joints. Everything nearby is protected, and the work takes a few hours for a shower enclosure, longer for a whole room for a typical job. Around Annan, distance and access matter more than parking. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. We start by checking the tiles for any that are loose or hollow.
  2. Old grout is raked out to a consistent depth without chipping the tiles.
  3. Dust and debris are vacuumed out of every joint.
  4. Fresh grout goes into the joints and the tile faces are wiped clean.
  5. The corners and edges get new silicone, because grout there would crack.

Before we arrive

  • Let us know about earlier repairs to the joints
  • Tell us if parking is tricky
  • On commercial sites, let us know about site rules

How we quote for regrouting

Every job gets its own quote. This is what makes a difference:

  • Access and height
  • The type of sealant required
  • Whether there’s mould to deal with
  • How much there is to do

A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

What to tell us for a quote

A few details help us give you an accurate quote. When you ask for a quote, tell us:

  • Where the property is
  • A few photos by email, if you can
  • Whether it has been sealed before
  • The rough size of the job

Getting a quote is simple: let us know the job and the location, and roughly how big it is. A few photos by email make the job easier to understand, and we will take it from there.

Annan homes and their sealant

Annan is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out.

Managing a site like Annan Academy? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s. Rented homes near Annan station change hands often, and a regrout while the flat is empty is quicker than working around a tenant.

Some sealants have a smell while they cure. Opening a window helps.

What sealant do you use?

Quality sealants from brands including Arbo and Everbuild, picked for each joint. We’ll tell you what we are using and why.

How long will you be here?

A typical job takes a few hours, or longer for a fully tiled room. We will confirm how long when we quote.

Keeping the joints in good condition

So the new joints stay in good condition:

  • Look at the sealant in the corners now and then
  • Use gentle cleaners on grout
  • Use a soft brush rather than a wire one
  • Do not use strong acidic cleaners on grout

Leave the area unused for as long as we advise, so it cures fully. From then on, a quick rinse after showering helps and keep the room ventilated.

Grout that is washing out of a shower shouldn’t be left. Each shower drives water into the open joints, and that water can reach the wall or the floor below.

Landlords, agents and businesses in Annan

We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.

Housing providers, facilities teams and property managers book us too. We can quote a run of properties together, and we’re fully insured for the work.

What we are called out for in Annan

Soap scum and limescale build up on grout and stick to it. In time the grout under it darkens and breaks down, and at that point, new grout is the better answer.

Any of these means the joints need attention:

  • Grout that makes sound tiles look old
  • Greasy, stained grout behind the hob
  • Grout that’s cracking and breaking up
  • Grout that stays dark however much it’s cleaned

Homes close to Old Parish Church include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

How the job changes by surface

Kitchen splashbacks

Grout behind the hob and sink works hard. We renew the grout and the worktop sealant.

Bathroom wall tiles

Walls outside the shower get less water but grout there still discolours. New grout freshens them up.
