Regrouting in Newbie, Dumfries and Galloway
Professional regrouting in and around Newbie, with old sealant always removed completely and a 12-month guarantee.
- Grout in corners that has cracked

- Floor grout that has worn and darkened
How we handle regrouting in Newbie
Regrouting is usually paired with resealing. Grout is for the joints between tiles, but corners and edges move, so they’re sealed with silicone rather than grout. Renewing both together means nothing is left half-done. If you’re dealing with floor grout that won’t come clean and cracked grout along the bath or tray, we can put it right, on bathroom floors, kitchen splashbacks and shower walls alike.
Bathrooms in smaller places like Newbie work just as hard as those in the cities. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.
A 12-month guarantee comes as standard, so you’re not left on your own once the job is done.

How the job changes by surface
Shower walls
Most regrouting jobs include a shower. Gaps here let water get behind the tiling.
Kitchen splashbacks
The grout by the hob and sink takes most of the mess. We renew the grout and the worktop sealant.
DIY versus a professional finish
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
Questions from Newbie
Will you come out to Newbie?
Yes, we do. We work across all of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
Do you work for landlords with property near Annan station?
Yes, rental work is part of what we do. You can email us at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before we start.
What sealant do you use?
Each joint gets the product that suits it. Movement, water and weather all affect the choice.
What guarantee comes with the work?
Our one-year guarantee covers every job, including regrouting.
Where are you based?
Our base is in Crawley, West Sussex, and we cover South East England, London and all of Scotland.
Is it possible to regrout only the shower area?
Yes. We’ll look at the rest of the room too and let you know if more needs doing.
Could my grout be a different colour after regrouting?
Yes. It’s the ideal time to change it. Mention the colour you have in mind when you send an email to info@mrmastic.co.uk.
Do the sealants smell?
There can be a smell while the sealant cures, which fades as it sets. Ventilation helps.
Why deal with it now?
With regrouting, your tiles stay where they are. Retiling means stripping the walls, making good and choosing new tiles, and the room is out of use for longer. When the tiles are fine, it’s the sensible first step. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
What you pay reflects the work, not guesswork. That’s why we ask about the job first and send you a clear quote before we start.

Newbie homes and their sealant
Newbie is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. There are hotels and other places to stay in and around Newbie. Hotel bathrooms are part of our work as well as homes, and can be done room by room.
Rented homes near Annan station change hands often, and clean grout and fresh sealant between tenancies make a bathroom look cared for again. If you live in an older home near St John's Episcopal Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

What we do, step by step
We keep the work tidy and contained to the area we’re working on. The job normally takes a few hours, or longer for a fully tiled room, and we explain the cure time before we leave. Outside jobs in Newbie need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.
- First, we check for loose or hollow tiles and point out any we find.
- The old grout comes out to a consistent depth, without damaging the tiles.
- Dust and debris are vacuumed out of every joint.
- We fill the joints with new grout, then clean the tiles.
- We reseal the internal corners and edges with silicone.
Preparing for the visit

Advice
When to call us in Newbie
When tiles or the wall behind them move, the grout cracks. Loose tiles, bouncy floors and timber walls can all do it, which is why we check the tiles first.
Any of these means the joints need attention:
- Cracked grout along the bath or tray
- Old grout in a dated colour
- Grout that makes sound tiles look old
- Splashback grout that has darkened
Schools such as Annan Academy are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

What else we do in Newbie
How we quote for regrouting
For a quick quote, just ask. The main things that affect it are:
- Whether there’s mould to deal with
- How much there is to do
- Whether the work is at height
- How many areas need sealing
Combining jobs into one visit is generally more efficient than separate visits, so tell us about everything that needs sealing. You’ll get one clear quote for the whole job.
Asking for a quote
Before you ask for a quote, have a think about:
- Any access issues, like height or stairs
- The rough size of the job
- If someone has resealed it before
- Photos by email, if that’s easy
We quote each job on its own, so start by telling us what you need. Just send an email to info@mrmastic.co.uk with the details, and photos are welcome.
Looking after it afterwards
Looking after new joints is easy, and it makes a real difference:
- Keep harsh bleach and acid cleaners off the grout
- Skip wire brushes and scourers
- Keep the fan on after showering
- Keep an eye on the silicone along the edges
A squeegee or cloth over the tiles after use stops soap and water sitting on the grout. Run the extractor fan or open a window to help it dry out.
Once grout cracks, it tends to get worse. Water gets in behind and the tiles can start to loosen and early regrouting can avoid a much bigger job.
