Sand mastic for Newbie homes and businesses

Different surfaces, different methods

Sash and case windows

The mastic round a sash window is on show, so a neat, even finish matters.

Stone surrounds

Sand mastic sits naturally against stone. The finish blends with the masonry.

How we handle sand mastic in Newbie

For a listed home or one in a conservation area, ask your local planning authority whether consent is needed for work to windows. Sand mastic is often favoured as a like-for-like material. If you have crumbling sand mastic round a window and old cement repairs round a window that have failed, we can put it right.

Mastic can only go onto a dry joint, so outside work in Newbie depends on the weather. Tell us about access to all the windows and doors, upstairs included.

You are covered for a year from the day we finish. If there’s a problem with it, please send an email to info@mrmastic.co.uk.

What affects the cost of sand mastic

There’s no set price list, because jobs vary so much. The quote depends on:

  • The amount of work
  • When we can work, for business premises
  • Whether the work is at height
  • The product the joint needs

There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote and we will talk you through it.

What to tell us for a quote

You do not need to know the technical terms. Just tell us:

  • How we’d reach the joints
  • The type of property
  • The problem you’ve noticed
  • Whether it has been sealed before

For a quote, send an email to info@mrmastic.co.uk with the location and a short description of the problem. You’ll have a clear quote before any work starts.

Common questions in Newbie

Do you cover smaller places like Newbie?

Yes. Newbie is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

I let a flat near Annan station. Can you help?

Yes, we work for landlords and agents. You can send an email to info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before we start.

Is it OK to seal over old sealant?

No. New silicone won’t bond to old silicone, and it traps any mould or water underneath. It all has to come out first.

Does someone need to be in?

That depends on where the joints are. For work indoors, someone needs to let us in, and for outside work we will agree access with you when we book.

What do you need from me for a quote?

Let us know what needs doing and where, with photos by email if possible. If we need more, we will ask.

Is consent needed for window work on a listed home?

Checking first is sensible. Your local planning authority can say if consent is needed for work on a listed home or in a conservation area.

What do you put in the joint?

It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.

Are you an approved applicator?

Yes. We hold ARBOMaster approved applicator status, and we are fully insured.

Do you need sand mastic in Newbie?

Scraping and sanding before painting can loosen old mastic. Many people find it crumbling when they prepare the windows.

Keep an eye out for these signs:

  • Window mastic to renew ahead of painting
  • Wind and rain getting in round a sash window
  • Failed mastic on an exposed elevation
  • Gaps round a timber door in stone or brick

In the older streets around St John's Episcopal Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

Questions to ask before booking

  • When the joint can take water or movement
  • How much experience the applicator has
  • How the surfaces are prepared before sealing
  • What the quote includes, VAT included or not

When something else is needed

Some problems need a builder, plumber or other trade rather than us:

  • Decisions on consent for listed homes
  • Damaged stone surrounds
  • Putty and glazing repairs

If you are not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer.

For landlords and businesses

Letting agents and landlords in Newbie can book us as well as householders. Resealing between tenancies is a simple way to keep a property in good order.

From a single let to a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a one-year guarantee.

How to look after the new joints

Aftercare is simple, and it makes a real difference:

  • Sort the mastic before the decorators arrive
  • Find out about consent before window work on a listed home
  • Don’t paint over the new mastic
  • Ask a joiner to look at soft timber first

Check the mastic when you check the paintwork. Small cracks are easier to deal with early.

Sound mastic protects the frame. Failed mastic lets water reach the timber, which can lead to rot.

Frames and glazing around Newbie

Newbie is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on the mastic around older windows and doors, especially on the side facing the sea. Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic.

Letting a property close to Annan station? Then any sash windows need sound mastic to keep draughts and rain out. Schools such as Annan Academy are buildings too, and the mastic around its windows and doors needs looking after like any other building’s.

The process

Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. Typically it takes anything from a few hours to a full day, depending on how many windows, and the area is left clean. Outdoor work around Newbie depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. We check each window surround and the condition of the joint.
  2. The joint is raked out and cleaned.
  3. We fill deep gaps so the new mastic is not too thick.
  4. New sand mastic is applied and shaped by hand.
  5. We finish the mastic to a tidy line.

Getting ready for the visit

  • Let us know about earlier repairs to the joints
  • Mention any leaks or damp you’ve noticed
  • Mention any sign-in or site rules at work premises
