Heathhall Sand Mastic
Problem with your window and door surrounds in Heathhall? We cut out the old, prepare the joints and apply the right sealant.
- Tired mastic found when preparing windows for paint
- Wind and rain getting in round a sash window
- Mastic dropping out of the joint
How the visit works
Once we’re on site, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. After that, the work takes a few hours per window, depending on the condition of the joints. Outdoor work around Heathhall depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.
- First, we look at the surrounds with you and agree what needs doing.
- The loose and crumbling mastic is raked out and the joint cleaned.
- We pack any deep gaps so the mastic sits at the right depth.
- The mastic is mixed, pressed into the joint by hand and shaped.
- The finish is dressed so it sits neatly against the stone or brick.
Before we arrive
- Let us know about stairs, lifts or work at height
- For business premises, tell us about site rules or sign-in
- Mention if the joints have been sealed before

Advice
Sand mastic in Heathhall
Sand mastic suits most period window surrounds. On modern frames we’d normally use a flexible sealant and we’ll explain which is best for yours. If you have a silicone bead on a sash window that spoils the look and mastic dropping out of the joint, we can help, on timber door frames, stone surrounds and brick reveals alike.
Many older Scottish homes still have timber windows set into stone walls. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.
Big or small, you get the same 12-month guarantee.

The most common problems we see are:

- Mastic worn away on windows facing the weather
- Draughty sash windows at the surround
Letting a property close to Dumfries station? Then any sash windows need sound mastic to keep draughts and rain out.

What else we do in Heathhall
Heathhall homes and the weather
Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.
Schools such as Dumfries High School are buildings too, and the mastic around its windows and doors needs looking after like any other building’s.
Heathhall is about 2 miles north-east of Dumfries, in Dumfries and Galloway. Heathhall gets the same service as everywhere we cover: old sealant removed completely, careful preparation and a one-year guarantee. How we quote for sand mastic
Your quote is based on your job. We look at:
- When we can work, for business premises
- Mould in or behind the old joints
- How many areas need sealing
- Whether the work is at height
The cost reflects the work involved, not a rough estimate. That is why we ask about the job first and give you a clear quote before work begins.
Helping us quote
What to tell us when you ask for a quote:
- How we’d reach the joints
- Where the job is, and your postcode
- Photos by email, if that is easy
- The type of property
It all starts with a short chat. Describe the problem, the location and the size of the job, and we will explain how we’d tackle it. When it suits you, email us at info@mrmastic.co.uk.
Questions from Heathhall
Is Heathhall within the area you cover?
Yes. Heathhall is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.
Is Heathhall in your area for sand mastic?
Yes. Our work covers the whole of Scotland, and Heathhall is part of that. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing, and we will give you a clear price.
Do I need to be at home?
That depends on where the joints are. Inside work needs someone to give us access, and for outside work we will agree access with you when we book.
Do you work for letting agents?
Yes, we do. Domestic, commercial and hotel work are all part of what we do, and we are fully insured.
Do I need permission for sand mastic on a listed building?
Speak to your local planning authority before work starts. Like-for-like sand mastic is often the preferred finish, but they decide.
Should I try DIY first?
That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.
Can I paint the new mastic?
It’s traditionally left unpainted, which is what traditional guidance recommends. Talk to us before any painting near it.
Are you insured?
Yes. We’re fully insured.
Leave it or put it right?
New sash windows are a major, costly change, and in listed buildings it may need consent. Where the frames are in good order, new mastic seals the surround. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Leaving a failed joint normally makes the job bigger, not smaller, because water and mould keep working on it. If you are unsure, email us at info@mrmastic.co.uk for an honest opinion and a quote.

DIY versus a professional finish
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.
If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly.
Honest limits
A few problems are outside what sealant work can do:
- Decisions on consent for listed homes
- Putty and glazing repairs
- Timber that has rotted
If you’re not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer.
