Bathroom resealing for homes and businesses in Halleaths
Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across Halleaths. We’re fully insured ARBOMaster approved applicators, and the work comes with a 12-month guarantee. We’re often asked to deal with new sealant laid over old sealant that is now lifting and splits where the tray meets the wall, across baths, basins & vanity units and wet rooms.
A bathroom in a place like Halleaths gets the same daily wear as one in a city flat. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.
The work is covered for a year after we finish. If there’s a problem with it, please email us at info@mrmastic.co.uk.

FAQs for Halleaths
Will you come out to Halleaths?
Yes. Halleaths is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.
Do you cover Halleaths for bathroom resealing?
Yes. We work across all of Scotland, and Halleaths is part of that. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing, and we will give you a clear price.
Where are you based?
We’re a Crawley-based firm, with over 20 years’ experience. Our area covers South East England, London and Scotland.
Do you do commercial work?
Yes. Commercial and hotel work is a large part of what we do, as well as homes. Working times can be discussed when we quote.
What colours of sealant can you use?
You are not limited to white: clear, white and colours chosen to suit the room. We will talk it through when we quote.
Are you fully insured?
Yes. We are fully insured, and we’ve been doing sealant work for more than 20 years.
Can you do several jobs on one visit?
Of course. Combining jobs makes good use of the visit.
What should I tell you?
Where the job is, what the problem is and roughly how big it is. Photos by email help too.
Can I do it myself?
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
Different surfaces, different methods
Wet rooms
A wet room floor and its walls can move independently, so the corners need a flexible seal, not grout. Where grout in a corner has cracked, we can replace it with sealant.
Basins & vanity units
Vanity units have long, worktop-style joints against the wall. If water gets in, the cabinet underneath can swell, so a neat, continuous bead matters.
Work for landlords, hotels and businesses
We work for landlords and letting agents as well as homeowners. Resealing between tenancies keeps a property looking cared for.
Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.
Aftercare tips
How long the joints last depends on use and care. We suggest:
- Give the silicone its full cure time
- Run the extractor fan during and after every shower
- Move toiletries away from the joint
- Avoid abrasive pads on the sealant
Mould needs damp, so keep the room aired. Run the extractor fan during and after a shower, so the bead dries out between uses.
Worktop joints fail quietly. Water gets behind the upstand and into the edge of a laminate worktop, where it can make the board swell. Resealing before that happens protects the worktop.

When it is not the sealant
Honest advice matters more to us than a booking, so here’s what sealant can’t fix:
- A leaking waste, trap or valve
- A cracked shower tray or bath (that needs repair or replacement)
- Cracked or missing grout between tiles (that is regrouting)
If you are not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer before you book.
What we seal
- Basins & vanity units

How we quote for bathroom resealing
The quote reflects the job in front of us. We look at:
- The type of sealant required
- Any working-time requirements on site
- Whether there’s mould to deal with
- The old material and how stubborn it is
Leaving a failed joint usually makes the job bigger, not smaller. If you are unsure, email us at info@mrmastic.co.uk for an honest opinion and a quote.
What to tell us for a quote
To help us quote quickly, please include:
- How many joints, rooms or windows are involved
- Where the property is
- Photos by email, if that’s easy
- Any previous sealing or DIY work
For a quick quote, get us on the phone, or send an email if you’d rather. Tell us about the joints that need doing and we will explain what’s involved before giving you a price.
Halleaths homes and their sealant
Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
For site and facilities teams at buildings such as Lockerbie Academy, we reseal washrooms and kitchens in schools and businesses as well as homes. If you let a flat or house near Lockerbie station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. For an older house near a landmark such as Lochmaben Parish Church, walls and floors in older homes can move, and sealant and grout show it first.

The process
At the end, we look at the finished work together and tell you how long to leave it. The visit itself generally takes two to three hours for a typical bath, depending on how much old sealant there is, depending on the size of the job. Around Halleaths, distance and access matter more than parking. Tell us how to find the property and how to reach the work.
- We start by protecting the area and stripping out the old bead.
- We clean and degrease the joint and treat any mould.
- Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
- New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
- We clear away and tell you when it can get wet, generally after around 24 hours.
