Bathroom Resealing in Hightae
Our applicators work in Hightae on bath, shower, basin, wet room, worktop and sink resealing. Old sealant removed completely, joints prepared properly and every job guaranteed for a year.

Bathroom resealing for homes and businesses in Hightae
A fresh bead of silicone changes how a bathroom looks more than most people expect. Black, patchy sealant makes clean tiles look tired, and a neat new joint puts that right in a short visit. Just as important, it closes the gaps water would otherwise get through. We work on basins & vanity units, wet rooms and baths, and common reasons people get in touch are failed sealant on the screen profile and sealant that has split, shrunk or peeled away.
A bathroom in a place like Hightae gets the same daily wear as one in a city flat. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.
A 12-month guarantee comes with the work, just as it does everywhere we cover.

Why act early in Hightae
Fresh sealant smartens a bathroom or kitchen with very little disruption, which matters if you’re letting a property or selling it. Lumpy sealant with smears on the tiles has the opposite effect. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs, along with when we can work on site. Ask us for a quote and we’ll explain what it covers.

Common problems we fix in Hightae
Older sealant shrinks and hardens. In kitchens it often shrinks away from the back edge, leaving a thin gap where water and food collect. Heat from the hob and strong sprays speed it along.
Keep an eye out for any of the following:
- Leaks into the floor or ceiling below
- Lumpy, uneven sealant from a DIY attempt
- Black mould in the silicone that won’t clean off
- Failed sealant on the screen profile
For an older house near a landmark such as Hightae Parish Church, walls and floors in older homes can move, and sealant and grout show it first.
What to look for in a quote
- What insurance they hold
- Which sealant they’ll use, and why
- Whether all the old sealant comes out first

What the job involves on each surface
Shower trays & enclosures
Shower trays are sealed to the wall, and enclosures are sealed to the tray and tiles. Both take water every day, so each is cut out and renewed with anti-fungal sanitary silicone.
Baths
A bath shifts slightly every time it’s filled, so it’s filled with water before the bead goes on. The joint is then laid with the bath at its lowest point and isn’t stretched when it’s used.
What affects the quote in Hightae
You’ll get a clear quote before work begins. It’s based on:
- The number and length of the joints
- Whether there’s mould to deal with
- Whether the work is at height
- Which sealant suits the joint
No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all make a difference.
Asking for a quote
A few details help us give you an accurate quote. When you get in contact, it helps to mention:
- Pictures of the joints, sent by email
- Whether it’s a home or a business
- What’s wrong with the joints now
- The address or postcode of the job
To get a quote, drop us a line at info@mrmastic.co.uk with the location and a short description of the problem. We will give you a clear price before any work starts.
Bathrooms and kitchens in Hightae
In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out.
Letting a property close to Lockerbie station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

DIY versus a professional finish
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.
