Sand mastic for sash & case windows in Hightae, Dumfries and Galloway
We cover Hightae for traditional burnt sand mastic around sash and case windows and doors in stone and brick. Old material cut out, joints cleaned and sealed neatly and a one-year guarantee.
- Cement or filler used on old window joints that has cracked
- Tired mastic found when preparing windows for paint
- Gaps between timber frames and stone or brick
DIY sealant or a professional job?
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.
About our sand mastic in Hightae
Fresh sand mastic forms a skin quite soon but full hardening takes longer. Traditionally, sand mastic is left unpainted, so ask us before you decorate. We work on timber door frames, brick reveals and stone surrounds, and the jobs we see most are draughts and rain around sash boxes and tired mastic found when preparing windows for paint.
Outdoor sealant needs a dry surface, so window work around Hightae is planned around the weather, and longer journeys are planned in advance. Tell us about access to all the windows and doors, upstairs included.
Big or small, you get the same one-year guarantee.

Sand mastic in Hightae: local notes
Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that. Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.
If you let a flat or house near Lockerbie station, older sash windows in a rental need their mastic kept sound to keep the weather out.

- Crumbling stone or brickwork round the window

Hightae questions
Do you work for landlords with property near Lockerbie station?
Yes, landlords and agents are among the people we work for. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.
Do you cover smaller places like Hightae?
Yes. Hightae is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.
Do I have to be there?
For indoor joints, yes, someone needs to let us in. Once we have agreed the job, you don’t need to watch us work.
Can you work on commercial sites?
Yes. We can plan bigger jobs in stages.
How long does sand mastic take to harden?
Not straight away. It skins first and hardens fully later and we will give you an idea for your job.
Will the old sealant be removed?
Yes. All of the old material is cut out and the joint cleaned before resealing.
Are you ARBOMaster approved?
Yes. We hold ARBOMaster approved applicator status.
Can new sealant go over the old?
No. Fresh sealant doesn’t stick to old sealant, and anything trapped underneath, including mould and water, stays there. We remove it all first.
When to call us in Hightae
Rain on the window surround works into any crack and pushes it out. Exposed elevations normally fail first.
The most common problems we see are:
- Open joints round the window box
- Mastic round period door frames that has failed
- Old sand mastic that has cracked, crumbled or fallen out
- Weathered mastic on the most exposed windows
In the older streets around Hightae Parish Church, the joint between an old wall and a newer frame is generally the first place rain gets in.
Questions to ask before you book
- Who turns up on the day
- What the quote includes, VAT included or not
- Whether they’re fully insured
- How the joint is cleaned and prepared
Different surfaces, different methods
Sash and case windows
A sash window’s box frame sits in the masonry opening. Sand mastic seals the joint round it.
Stone surrounds
Old stone surrounds are often uneven, so the gap is not the same all the way round. Sand mastic is shaped by hand to suit.
Why deal with it now?
Not every draught comes from the sashes themselves. Open mastic joints round the box can let air in, and renewing the mastic closes them. In a place like Hightae, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.
Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.
Why Hightae customers choose us
- We leave the area clean and tidy
- Domestic, commercial and hotel work
- Full insurance on every job
- Old sealant always removed completely
The process
We bring everything the job needs with us, so you don’t need to buy or prepare anything. Once we have agreed what’s being done, the area is protected and the work begins. Most jobs take anything from a few hours to a full day, depending on how many windows. Around Hightae, distance and access matter more than parking. Let us know how to find you and how to reach the joints.
- First, we look at the surrounds with you and agree what needs doing.
- We rake out the old mastic and clean the joint.
- Deep voids are packed so the mastic is the right thickness.
- The mastic is mixed, pressed into the joint by hand and shaped.
- The mastic is finished to sit tidily against the stone or brick.
Before we arrive
- Where the joints are inside, avoid wetting them before we arrive
- Tell us about any water getting in
- Mention if the joints have been sealed before
