Remedial sealant near Lockerbie

Bathrooms and kitchens in Lockerbie

Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out. There are hotels and other places to stay in and around Lockerbie. Hotel bathrooms are part of our work as well as homes, and can be done room by room.

Homes close to Holy Trinity R.C. Church include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them. If you let a flat or house near Lockerbie station, a joint that keeps failing is best fixed properly while the property is empty. For site and facilities teams at buildings such as Lockerbie Academy, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Remedial sealant for homes and businesses in Lockerbie

Some sealant jobs are not a simple reseal, because someone has already had a go. New sealant over old, smeared beads, unsuitable products and hidden mould all have to come out. Common call-outs are for dark patches showing through the sealant and worktop sealant that has shrunk and split, on leaking tray & enclosure joints, failed movement joints and expansion joints.

In and around a place like Lockerbie, homes range from older stone-built properties to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.

The work is covered for a year after we finish. If there’s a problem with it, please send an email to info@mrmastic.co.uk.

Different surfaces, different methods

Windows & doors

Wrong-coloured or messy mastic can be replaced for appearance too, matched to the frame colour.

Leaking trays & enclosures

Repeat shower leaks often come from a tray that flexes or an enclosure sealed in the wrong place. Both are checked before any new sealant goes on.

How it works

Most of a good job is in the preparation, and we do not rush it. Every joint is cleaned and dried before new material goes in. All told, the work takes a few hours, depending on how many layers have to come out. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. Surrounding tiles, trays and frames are protected first.
  2. The botched or failed sealant is cut away completely.
  3. The joint is degreased and checked for movement and leaks.
  4. Once dry, a suitable sealant is applied and tooled.
  5. You get the cure time and our view on why the joint failed.

Lockerbie: your questions answered

Do you work for hotels and guest houses in Lockerbie?

Yes, hotels and guest houses are among the places we work. A room-by-room programme keeps most rooms in use while the work goes on.

I let a flat near Lockerbie station. Can you help?

Yes, rental work is part of what we do. You can send an email to info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before work begins.

Can I add another job to the visit?

Yes, we can. Several rooms, windows or areas can go on one quote.

Can you fix a reseal that hasn’t worked?

Yes. We’ll take all the sealant out, look for why it failed and reseal it properly.

Are you an approved applicator?

Yes. We hold ARBOMaster approved applicator status.

Do you work in Lockerbie?

We do. Our applicators work in Lockerbie.

Can you reseal a split movement joint?

Yes. Backing sets the depth and stops the sealant sticking to the back, which lets it stretch.

What do you need from me for a quote?

Let us know what needs doing and where. If we need more, we will ask.

Can I do it myself?

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

Looking after it afterwards

Simple care keeps the joints in good condition. Our advice:

  • Don’t wait for a small gap to become a leak
  • Keep the room well ventilated
  • Ask why a joint failed before redoing it
  • Don’t add new sealant on top of old

Keep the room ventilated: use the extractor or open a window after showering.

A split movement joint lets rain into walls and floors, and left long enough, the edges of the joint can crumble. Resealing while the edges are sound is simpler.

Work for landlords, hotels and businesses

From a single let to a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.

We regularly work with letting and managing agents. Tell us the address, the job and how access works and we will quote.

What sealant work can’t fix

It helps to know what we cannot do too:

  • Movement from fittings that aren’t supported
  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed

If you are not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer.

Joints and surfaces we work on

  • Leaking tray & enclosure joints
  • Expansion joints
  • Mouldy bath & shower sealant
  • Botched or over-sealed joints
  • Failed movement joints
  • Shrunken worktop sealant

Why act early in Lockerbie

Hidden water does the most damage: soaked floorboards, ceiling stains below and blown plaster. By comparison, sorting the joint is quick. In an older home around Lockerbie, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

We do not show prices on the website, because the cost depends so much on the job itself. For a quick quote, please email us at info@mrmastic.co.uk.
