Remedial sealant in Templand

For landlords and businesses

Whether it’s one flat or a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a one-year guarantee.

Mouldy or split sealant often shows up at the end of a tenancy. Several properties can go on one quote.

How we handle remedial sealant in Templand

If a joint has been resealed and is leaking again, it’s worth a proper look. It helps to have pictures when you send an email to info@mrmastic.co.uk. Typical jobs include over-sealed joints coming away and caulk or the wrong sealant used in a wet area, across failed movement joints, mouldy bath & shower sealant and leaking tray & enclosure joints.

Being further from a city doesn’t change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. The journey and access are simply planned in advance.

Your job is guaranteed for a year, as with all our work.

Templand questions

Do you cover Templand for remedial sealant?

Yes, Templand is within the area we cover. We work across all of Scotland. You can email us at info@mrmastic.co.uk and tell us what needs doing.

Is Templand within the area you cover?

Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

What happens if the problem is the tray or the plumbing?

You will hear it from us. A cracked tray, faulty valve or leaking waste needs a different trade, so we won’t pretend it will.

Can you strip sealant from an acrylic tray safely?

Yes, with care. The old bead is cut and lifted with tools that suit the surface, and the residue is cleaned away. Any existing damage is pointed out before any work starts.

How do I get a quote for remedial sealant in Templand?

The cost depends on the size of the job, access and how much old sealant has to come out. Ask us for a quote.

Can you reseal a split movement joint?

Yes. The depth is set with backing so the sealant only bonds to the two sides, which lets it stretch.

Can you take off two layers of silicone?

Yes. We cut out all the layers and clean off the film, then the joint is resealed once.

How long before the joint can be used?

That depends on the sealant used, so follow the cure time we give you.

Bathrooms and kitchens in Templand

Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

In and around Templand, as anywhere, good remedial sealant starts with a clean, dry, properly prepared joint. Rented homes near Lockerbie station change hands often, and a joint that keeps failing is best fixed properly while the property is empty.

How we quote for remedial sealant

There’s no set price list, because no two jobs are the same. What we look at:

  • Access and height
  • How many rooms, windows or areas are involved
  • The product the joint needs
  • When we can work, for business premises

The cost reflects the work involved, not a rough estimate. That is why we ask about the job first.

Asking for a quote

To make quoting easier, let us know:

  • The rough size of the job
  • Whether it has been sealed before
  • The address or postcode of the job
  • A few photos by email, if you can

Every job is quoted individually. Simply email us at info@mrmastic.co.uk and describe the job and send pictures if you have them.

DIY sealant or a professional job?

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

What happens on the day

Before we leave, we go over the finished joints with you and tell you how long to leave it. The work normally takes a few hours for a typical bath or shower, longer where several layers have been applied, depending on the size of the job. In smaller Scottish places, parking is usually less of an issue than access and distance. Tell us how to find the property and how to reach the work.

  1. We protect the surfaces around the joint.
  2. The botched or failed sealant is cut away completely.
  3. The joint is degreased and checked for movement and leaks.
  4. New sealant goes in once the joint is dry, and is tooled smooth.
  5. You get the cure time and our view on why the joint failed.

Preparing for the visit

  • Where the joints are inside, avoid wetting them before we arrive
  • Let us know if you’ve seen damp or leaks
  • Plan for the work area to be out of bounds to pets and children

A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints, and email pictures if that’s easy.

Advice

What happens if it’s left?

Stripping out botched sealant adds time to a reseal, but rarely a lot: the work takes a few hours for a typical bath or shower, longer where several layers have been applied. It’s far less disruption than resealing the same joint again and again. In an older home around Templand, damp from a failed joint can get into timber and plaster.

Leaving a failed joint generally makes the job bigger, not smaller, because water and mould keep working on it. If you’re unsure, drop us a line at info@mrmastic.co.uk and we’ll give you an honest view and a quote.

Why us?

  • A 12-month guarantee on all work
  • White, clear, grey or coloured to suit, where the product allows
  • Quality sealants from Arbo and Everbuild
  • 20+ years of sealant experience

Keeping the joints in good condition

To keep the joints looking good and working properly:

  • Check trays and worktops don’t move
  • Keep the room well ventilated
  • Get the cause of a repeat leak found before resealing
  • Look for stains below bathrooms now and then

Go easy on the new sealant: no scraping, scouring pads or harsh chemicals.

A split movement joint lets rain into walls and floors, and left long enough, the edges of the joint can crumble. A joint with sound edges is far easier to reseal.

What sealant work can’t fix

Some problems need a builder, plumber or other trade rather than us:

  • Water damage behind tiles that needs a tiler
  • A bath, tray or worktop that moves until it’s properly fixed
  • A cracked shower tray or bath (that needs repair or replacing)

If you are not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer before booking.
