FAQs for Troqueer

Is Troqueer within the area you cover?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

Do you work for landlords with property near Dumfries station?

Yes, landlords and agents are among the people we work for, and several properties can be quoted together. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we’ll send you a clear quote.

Do you guarantee remedial jobs?

Yes. Our 12-month guarantee covers the work.

Can you reseal a split movement joint?

Yes. Failed movement joints are cut out and resealed with backing and a flexible sealant suited to the movement.

Someone sealed over the old bead. Can you fix it?

Yes. It’s slower than a standard reseal, because every layer has to come out cleanly, but it’s the only way the new joint will last.

Do you work for hotels and businesses?

Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. Working times can be discussed when we quote.

How long should I leave it?

Many sealants skin over quickly but take longer to cure fully. We’ll give you the cure time for the product we used.

Are you ARBOMaster approved?

Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.

Remedial sealant in Troqueer, done properly

The wrong product in the wrong joint won’t last, however tidy it looks. We take it out and use a sealant made for that joint. We’re often asked to deal with beads that never stuck properly and leaks that keep coming back after resealing, across failed movement joints, shrunken worktop sealant and expansion joints.

Bathrooms in smaller places like Troqueer work just as hard as those in the cities. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

The work is guaranteed for twelve months. If something is not right with it in that time, tell us and we will put it right.

How the job changes by surface

Mouldy bath & shower sealant

Black mould inside the bead won’t scrub out. All of it comes out, and the joint is treated and dried before anti-fungal sanitary silicone goes in.

Worktops & kitchens

A loose worktop splits its sealant. It needs fixing down first, which we’ll point out.

How we quote for remedial sealant

Jobs vary more than people expect. The main factors:

  • Any working-time requirements on site
  • Whether there’s mould to deal with
  • How easy the joints are to reach
  • The type of sealant required

Leaving a failed joint generally makes the job bigger, not smaller, as water and mould keep getting in. If you’re not sure whether it needs doing, email us at info@mrmastic.co.uk for an honest opinion and a quote.

What to tell us for a quote

There’s no need for technical detail. Just tell us:

  • How many joints, rooms or windows are involved
  • If it’s domestic, commercial or a hotel
  • Whether it has been sealed before
  • The address or postcode of the job

There’s no standard price list, because every job is different. Instead, we send you a clear quote for your job. To arrange one, email us at info@mrmastic.co.uk.

Leave it or put it right?

Remedial work takes longer than a straight reseal, but rarely a lot: the work takes a few hours, depending on how many layers have to come out. It’s far less disruption than resealing the same joint again and again. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

The cost reflects the work involved, not guesswork. That is why we ask a few questions first.

For landlords and businesses

We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.

We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we will quote.

Troqueer homes and their sealant

Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

If you look after a building such as Dumfries Academy, we reseal washrooms and kitchens in schools and businesses as well as homes. In the older streets around Troqueer Parish Church, walls and floors in older homes can move, and sealant and grout show it first.

Do you need remedial sealant in Troqueer?

Silicone only bonds to surfaces that are clean and dry. Residue, moisture or dust left in the joint weaken the bond, so it starts lifting sooner than it should.

Keep an eye out for these signs:

  • Floor or wall movement joints that have failed
  • A shower that leaks however often it’s resealed
  • Products that weren’t meant for the joint
  • Sealant applied over old sealant that has lifted

Letting a property close to Dumfries station? Then failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak.

What to look for in a quote

  • How long the guarantee is
  • Whether the sealant suits the joint
  • How hidden problems are handled
  • How the surfaces are prepared before sealing

Choosing a sealant specialist

When something else is needed

Some problems need a builder, plumber or other trade rather than us:

  • Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed
  • A leaking trap, valve or supply pipe
  • Movement from fittings that are not supported

If you’re not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer before you book.

Joints and surfaces we work on

  • Shrunken worktop sealant
  • Botched or over-sealed joints
  • Failed movement joints
  • Expansion joints
  • Mouldy bath & shower sealant
  • Leaking tray & enclosure joints

What we do, step by step

We work through the job in order: protection first, then preparation, sealing and a tidy-up. For most jobs that takes a few hours for most joints, depending on how much old sealant has to come out. For a place like Troqueer, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. Surrounding tiles, trays and frames are protected first.
  2. Every layer of failed sealant is stripped out.
  3. The joint is degreased and checked for movement and leaks.
  4. New sealant goes in once the joint is dry, and is tooled smooth.
  5. We give you the cure time and explain what caused the failure.

Before we arrive

  • For indoor joints, keep the area dry beforehand if you can
  • Mention any leaks or damp you’ve noticed
  • Tell us if parking is tricky
