Gutter sealing for Troqueer homes and businesses

Gutter sealing in Troqueer

We work across Troqueer on leaking gutter joints and roofline trims. Low-level work is straightforward and if it’s higher up, let us know and we’ll confirm what access is needed. Typical jobs include quick sealant fixes on gutters that didn’t last and water running down the wall below the gutter, on garage door frames, uPVC fascias and gutter end caps.

In and around a place like Troqueer, many buildings face open ground and take the full weather. Gutter joints and wall joints take a battering, so they need a sealant that moves with the building.

All of our work is guaranteed for twelve months, in Troqueer and everywhere else we cover.

The process

Good joint work is mostly preparation, so that is where we spend the time. Every joint is cleaned and dried before new material goes in. All told, the work takes an hour or two for a few joints, longer for a full run. Outdoor work around Troqueer depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. First we trace the drip and check the gutter is not damaged.
  2. We remove the old sealant and clean the joint.
  3. We dry the joint so the new sealant can bond.
  4. A gutter sealant is applied to the joint.
  5. We check the run and clear debris near the joints.

Preparing for the visit

  • Mention if the joints have been sealed before
  • Let us know about parking restrictions
  • Tell us about any water getting in

Advice

Troqueer: your questions answered

Do you work for landlords with property near Dumfries station?

Yes, landlords and agents are among the people we work for. You can send an email to info@mrmastic.co.uk with the details for a clear quote.

Is Troqueer within the area you cover?

Yes. Troqueer is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Do I have to be there?

We need access to the joints, so we will agree that with you when we book. Indoors, that usually means someone at home.

Should I try DIY first?

You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.

Do you have insurance?

Yes. We are fully insured.

Do you hold any approvals?

Yes. We’re an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.

How long will you be here?

A typical job takes a few hours, depending on the number of joints and the access. We’ll confirm how long when we quote.

Is it OK to seal over old sealant?

No. The old sealant always comes out first, so the new sealant bonds properly.

How the job changes by surface

uPVC fascias

Joints between fascia boards can open over time. We seal them neatly with a matching sealant where possible.

Soffit joints

Soffit board joints can separate over time. We seal them to close the gaps.

Honest limits

We will always be straight with you, so here’s what new sealant will not do:

  • Sagging gutters or broken brackets
  • Blocked downpipes
  • Boards that have decayed or split

If you are not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer.

For landlords and businesses

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. We can quote for more than one property at once.

Should I try it myself first?

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

Outside joints around Troqueer

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that. Plenty of Scottish homes have harled walls, and joints where harling meets other materials need a sealant that can grip and flex.

If you let a flat or house near Dumfries station, leaking gutter joints on a rental are best caught before they stain the walls. Schools such as Dumfries Academy are buildings too, and movement joints, cladding joints and gutters on larger buildings need the same care as a house’s. For an older house near a landmark such as Troqueer Parish Church, old and new materials meet at the roofline and walls, which is where sealant earns its keep.

Aftercare tips

Once the sealant has cured, a few habits help it last:

  • Clean out the gutters once or twice a year
  • Watch for drips in a downpour
  • Look for streaks or damp on the wall below gutters
  • Make sure downpipes are not blocked

Keep the gutters clear of leaves and moss so water doesn’t sit on the joints. Water left in a gutter tests every joint.

If an end cap is dripping, deal with it before winter. A winter of drips can lead to damp patches.

How we quote for gutter sealing

The quote reflects the job in front of us. We look at:

  • The size of the job
  • Any working-time requirements on site
  • How much old sealant there is and how hard it is to remove
  • The number of rooms or windows

No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all make a difference, and we will explain the quote if you ask.

Helping us quote

What to tell us when you ask for a quote:

  • Where the property is
  • What the problem is, such as mould, gaps, leaks or cracking
  • How many joints, rooms or windows are involved
  • If someone has resealed it before

For a quick quote, get us on the phone, or send an email if you’d rather. Tell us about the joints that need doing and we’ll talk you through the work and give you a clear quote.
