About our remedial sealant in Dumfries

Getting old sealant out properly is slow, careful work. We cut out every layer, clear the residue and degrease the surfaces, taking care not to scratch the surfaces around it. New sealant only bonds to a clean, dry joint. We are often asked to deal with caulk or the wrong sealant used in a wet area and sealant that came away because the surface wasn’t prepared, across botched or over-sealed joints, shrunken worktop sealant and leaking tray & enclosure joints.

With generally soft Scottish Water supplies, limescale is less of an issue in Dumfries than in hard-water areas. But mould still finds its way into sealant and grout wherever a room stays damp.

All of our work is guaranteed for twelve months, in Dumfries and everywhere else we cover.

Can I do it myself?

If you’ve already had a go yourself, that’s fine. We cut it out and start again, so tell us about it when you ask for a quote.

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

Questions from Dumfries

Do you cover Dumfries for remedial sealant?

Yes. We work across all of Scotland, and Dumfries is part of that. You can email us at info@mrmastic.co.uk and let us know what needs doing, and we will send you a clear quote.

Do you work for hotels and guest houses in Dumfries?

Yes, we work for hotels as well as homes and businesses. Rooms can be done a few at a time, so the building stays open.

How long should I leave it?

Cure times vary by product and the conditions. We tell you how long to leave it before we go.

What do you put in the joint?

The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

Can failed expansion joints be resealed?

Yes. If a joint has been filled with mortar or rigid filler, we rake it out where possible, then the joint is sealed properly.

I rent my home. Can I book you?

Yes, but check with your landlord or agent first. Landlords are often happy for the work to be arranged.

Can I do it myself?

That depends on the joint. High-level, external movement and fire-rated joints are professional jobs.

Where are you based?

We are a Crawley-based firm, with over 20 years’ experience. Our area covers South East England, London and Scotland.

What happens if it’s left?

Leaks that are left keep doing damage out of sight: soaked floorboards, ceiling stains below and blown plaster. Dealing with the joint now is a small job by comparison. If you live in a flat in Dumfries, failed sealant can send water to the neighbours below, and that is much harder to put right.

Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. You will know the price before we begin.

When it is not the sealant

Sealant isn’t the answer to every problem, and we’d rather say so up front. It will not solve:

  • Plumbing leaks behind walls or under trays
  • Cracks in the fitting rather than the joint
  • Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed

If you’re not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer.

Joints and surfaces we work on

  • Leaking tray & enclosure joints
  • Mouldy bath & shower sealant
  • Expansion joints
  • Botched or over-sealed joints
  • Failed movement joints
  • Shrunken worktop sealant

Keeping the joints in good condition

How long the joints last depends on use and care. Here’s what we suggest:

  • Check trays and worktops do not move
  • Keep the room well ventilated
  • Never fill a movement joint with mortar or grout
  • Always have old sealant cut out, not covered

Ventilation keeps mould away from the new bead: use the extractor or open a window after showering.

Mould trapped under over-sealed joints spreads unseen. When it finally shows, the whole bead needs to come out.

For landlords and businesses

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

From a single let to a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.

How we quote for remedial sealant

Every job gets its own quote. These are the things that affect it:

  • Whether old sealant or filler has to be cut out
  • How much there is to do
  • How easy the joints are to reach
  • When we can work, for business premises

No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all make a difference, and we will explain the quote if you ask.

Asking for a quote

You do not need to know the technical terms. It helps if you can tell us:

  • Where the job is, and your postcode
  • Pictures of the joints, sent by email
  • Whether it has been sealed before
  • How we’d reach the joints

Every job is quoted individually, so the first step is telling us about yours. Just drop us a line at info@mrmastic.co.uk with the details, and pictures are welcome.

How it works

Our applicators work methodically: protect, prepare, seal, tidy. Typically it takes a few hours for most joints, depending on how much old sealant has to come out and we leave things clean and tidy. In a Scottish town like Dumfries, parking is generally straightforward, though older centres can be tighter. For flats, mention the shared stair or door entry system.

  1. The failure is looked at first, so we know whether it’s sealant, movement or water from elsewhere.
  2. Each layer is cut out and the residue cleaned off.
  3. We treat any mould and dry the joint thoroughly.
  4. The right product goes in, with backing where the joint moves.
  5. We finish neatly and point out anything that needs another trade.

Preparing for the visit

  • Let us know about stairs, lifts or work at height
  • Mention any parking rules near the property
  • Clear the area around the work
