Remedial sealant & repairs in Thornhill, Dumfries and Galloway
Removing failed, mouldy or leaking sealant and putting it right for homes and businesses in Thornhill and across Dumfries and Galloway. ARBOMaster approved applicators, fully insured, with a 12-month guarantee.
- Smears and lumps from a botched reseal
- Dark patches showing through the sealant
- Torn expansion joints
DIY versus a professional finish
If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
Remedial sealant for homes and businesses in Thornhill
With more than 20 years’ experience, our applicators have seen most of the ways sealant can fail. We are fully insured ARBOMaster approved applicators, and every remedial job comes with a 12-month guarantee. We’re often asked to deal with thick, messy sealant smeared over tiles and torn expansion joints, across botched or over-sealed joints, shrunken worktop sealant and expansion joints.
Bathrooms in smaller places like Thornhill work just as hard as those in the cities. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.
Each job carries a 12-month guarantee.

How the visit works
At the end, we look at the finished work together. The visit itself normally takes a few hours for most joints, depending on how much old sealant has to come out, depending on the amount of work. Around Thornhill, distance and access matter more than parking. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- First we work out whether the problem is the sealant, movement or a leak.
- Each layer is cut out and the residue cleaned off.
- We treat any mould and dry the joint thoroughly.
- The right product goes in, with backing where the joint moves.
- We finish neatly and point out anything that needs another trade.
Getting ready for the visit
- Tell us about any water getting in
- Try not to wet indoor joints just before the visit
- Clear items away from the joints we are working on

How we quote for remedial sealant
The quote reflects the job in front of us. We look at:
- The size of the job
- Working hours on commercial sites
- Any mould that needs treating
- How much old sealant there is and how hard it is to remove
A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.
What to tell us for a quote
To make quoting easier, let us know:

Thornhill questions
Is Thornhill in your area for remedial sealant?
Yes. Our work covers the whole of Scotland, and Thornhill is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear quote.
Do you work in hotels near Thornhill?
Yes. Hotel and guest-house work is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.
Someone resealed my shower and it’s leaking again. Can you help?
Yes, normally. We check it’s the sealant and not the tray, valve or waste, then strip and reseal the joints.
What do you need from me for a quote?
Tell us what needs doing and where, with photos by email if possible. If we need more, we’ll ask.
Can you match the sealant colour?
In most cases you can choose. We’ll explain which colours are available.
Does remedial work come with a guarantee?
Yes. You get our 12-month guarantee.
How long does the work take?
Longer than a simple reseal, because every layer has to come out. Most jobs take a few hours.
What sealant do you use?
The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.
Common problems we fix in Thornhill
Even good sealant ages. Mould grows into the silicone, the surface hardens and the bead shrinks, especially in damp, poorly aired rooms. Then the only fix is removal and a new bead.
The most common problems we see are:
- Kitchen joints letting water behind the worktop
- Black mould underneath the bead
- Over-sealed joints coming away
- Decorators’ caulk around a bath or shower
For site and facilities teams at buildings such as Wallace Hall Academy, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Aftercare tips
So the new joints stay in good condition:
- Air the bathroom so the sealant can dry
- Find out why the sealant failed first
- Never seal over old silicone
- Keep bleach and abrasives off the bead
If the joint ever needs renewing, have it cut out, not sealed over. New silicone doesn’t bond to old, so the old bead should always come out first.
Warning signs: sealant lifting at the ends, a second bead visible on top of the first, black mould under the silicone, or stains below a bathroom. Any of them means it’s time for remedial work.
