About bathroom resealing in DG3
Sealant that’s mouldy, cracked or peeling is worth sorting before it lets water through. Just drop us a line at info@mrmastic.co.uk with a photo of the joints, and you’ll get a clear quote for bathroom resealing in DG3. We are often asked to deal with lumpy, uneven sealant from a DIY attempt and black mould in the silicone that won’t clean off, across basins & vanity units, wet rooms and sinks & splashbacks.
At the end, we look at the finished work together and explain the cure time. The visit itself normally takes around two hours for one bath or shower, longer for a whole bathroom, depending on how much there is to do.
- We look at every joint first and check for movement or leaks.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- The joint is cleaned, degreased and treated for mould.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- We tool the bead to a neat finish and give you the cure time, generally around 24 hours.

Where we work in DG3
Our bathroom resealing work across DG3 covers homes, rentals and businesses, from Thornhill, Penpont and Moniaive to the quieter places in between. Wherever the job is, all the old material comes out before anything new goes in.
Scottish weather is hard on outside joints, especially in the wetter west. Sealants for jobs in DG3 are chosen with that in mind.
Thornhill: In and around Thornhill, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint. Schools such as Wallace Hall Academy are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes.
What happens if it’s left?
A clean new bead makes a room look cared for, which matters if you’re letting a property or selling it. A smeared, uneven DIY bead does the opposite.
Questions to ask before booking
- How long to leave it before use
- How long the guarantee is
- Whether you can choose the colour
- What happens if they find a problem under the old sealant
Different surfaces, different methods
Wet rooms
A wet room floor and its walls can move independently, so the internal corners need silicone rather than grout. Cracked grout in a corner can be cut out and replaced with silicone.
Kitchen worktops & upstands
Upstands and back edges are cut out, cleaned of grease and resealed, since cooking leaves a film that stops silicone sticking. The extra cleaning is what makes the bead last.
Should I try it myself first?
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
If you’ve already had a go yourself, that’s fine. We cut it out and start again, so tell us about it when you ask for a quote.
Honest limits
It helps to know what we can’t do:
- A tray or bath that’s cracked through
- Water coming from the plumbing rather than the joint
- Loose or hollow tiles, or failed tanking behind them
How we quote for bathroom resealing
The quote reflects the job in front of us. We look at:
- The size of the job
- When we can work, for business premises
- The number of rooms or windows
- Mould in or behind the old joints
Homes and businesses are quoted the same way: the amount of work, the access and the products needed, plus any working-time requirements on site. Call for a quick quote and we’ll explain what it covers.
What we need to know
When you call or email, these details help:
- The rough size of the job
- What’s wrong with the joints now
- Whether it’s a home or a business
- Whether it has been sealed before
Asking for a quote is easy: let us know what needs doing and where and its rough size. A few pictures by email make the job easier to understand.
DG3: your questions answered
Can mouldy silicone be sorted out?
Yes, we can. The old sealant comes out, the mould is treated, and we reseal with anti-fungal sanitary silicone.
What sealant do you use?
Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference.
Do you reseal kitchen worktops and sinks too?
Yes. We reseal worktop upstands, sinks and splashbacks, with a sealant suited to kitchens, colour-matched where it shows.
Are you an approved applicator?
Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.
Can new silicone go straight over the old?
No. Fresh silicone cannot stick to the old bead, so it peels away and hides mould and water. We always take the old sealant out completely.
Do I need to be at home?
If the work is inside, we need someone to let us in. Once we’ve agreed the job, you don’t need to watch us work.
How long does a bath or shower reseal take?
It takes two to three hours for a typical bath, depending on how much old sealant there is. You will know how long to expect before any work starts.
