Bathroom resealing in Keir Mill

Surface by surface

Kitchen worktops & upstands

Water behind a laminate worktop can make the edge swell. A continuous bead along the back keeps water out.

Sinks & splashbacks

Next to the sink, the sealant has to cope with constant water, including a food-safe sealant where that is needed. The bead is finished smooth so it wipes clean.

Bathroom resealing in Keir Mill, done properly

We fill the bath before sealing it. The weight settles the bath to its lowest point, so the bead isn’t stretched the first time someone gets in. Quick jobs often leave it out, and it makes a real difference. If you have water escaping at the shower enclosure and water getting behind the kitchen upstand, we can put it right, on sinks & splashbacks, wet rooms and kitchen worktops & upstands alike.

Bathrooms in smaller places like Keir Mill work just as hard as those in the cities. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.

You’re covered for a year from the day we finish. If there’s a problem with it, please send an email to info@mrmastic.co.uk.

DIY sealant or a professional job?

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

When it is not the sealant

New sealant can’t fix everything, and we will tell you before any work starts. It won’t solve:

  • Movement from a bath with loose feet or no proper support
  • Tiles that have come away from the wall
  • Cracks in the tray itself rather than the joint

If in doubt, send an email to info@mrmastic.co.uk and we will say what we think.

Where we work in Keir Mill

  • Basins & vanity units
  • Sinks & splashbacks
  • Wet rooms
  • Kitchen worktops & upstands
  • Shower trays & enclosures

Common problems we fix in Keir Mill

Silicone does not last for ever. Every shower, every splash and every wipe with a cleaner slowly wear it down, and how long it lasts comes down to use, cleaning and ventilation.

Signs it’s time to call us include:

  • Gaps where the bath or tray has moved
  • Smears of silicone across the tiles
  • New sealant laid over old sealant that is now lifting
  • Leaking joints on a shower screen

Schools such as Wallace Hall Academy are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes.

Before booking anyone

  • How long to leave it before use
  • Whether they seal over old material or remove it
  • Whether the sealant suits the joint
  • How much experience the applicator has

10 questions to ask before you book

The process

At the end, we look at the finished work together and explain the cure time. The visit itself generally takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen, depending on the size of the job. Somewhere like Keir Mill may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We cover the area around the joints we are working on.
  2. We cut away the old sealant and clean off what’s left.
  3. We treat any mould and let the joint dry properly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. The joint is finished neatly and we explain when it can get wet.

Before we arrive

  • Mention any sign-in or site rules at work premises
  • Tell us about any previous sealing or DIY attempts
  • Move anything stored near the joints

Bathrooms and kitchens in Keir Mill

Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

In the older streets around Church and Churchyard, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

How we quote for bathroom resealing

You’ll get a clear quote before we start. It takes into account:

  • Which sealant suits the joint
  • Access and height
  • Mould in or behind the old joints
  • The amount of work

No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part.

Asking for a quote

You don’t need to know the technical terms. Just tell us:

  • The problem you’ve noticed
  • Any previous sealing or DIY work
  • Pictures of the joints, sent by email
  • How many joints, rooms or windows are involved

The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and add pictures by email if you can.
