Bathrooms and kitchens in Penpont
Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.
In the older streets around Penpont Parish Church, older homes can move a little, which is hard on rigid grout and tired sealant.

Bathroom resealing in Penpont, done properly
A fresh bead of silicone changes how a bathroom looks more than most people expect. Black, patchy sealant makes clean tiles look tired, and a clean white or clear joint fixes it quickly. Just as important, it closes the gaps water would otherwise get through. Common call-outs are for water escaping at the shower enclosure and sealant that has split, shrunk or peeled away, on wet rooms, kitchen worktops & upstands and basins & vanity units.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.
We guarantee the work for a year. If something is not right with it in that time, tell us and we’ll put it right.

Different surfaces, different methods
Shower trays & enclosures
Water often gets past the wall profile of a shower enclosure. We reseal it along with the base of the enclosure, following the enclosure maker’s guidance on which side to seal.
Basins & vanity units
Vanity units have long, worktop-style joints against the wall. If water gets in, the cabinet underneath can swell, so the joint is sealed in one unbroken line.
Penpont questions
Can you do bathroom resealing in Penpont?
Yes. We work across all of Scotland, and Penpont is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job.
Is there a guarantee on bathroom resealing in Penpont?
All our work, in Penpont and everywhere else, comes with a 12-month guarantee. We’re fully insured, and an ARBOMaster approved applicator.
Are you ARBOMaster approved?
Yes. We’re approved under the ARBOMaster scheme.
What information do you need?
A short description and the location, plus photos if you have them. If we need more, we’ll ask.
Can you work on commercial sites?
Yes. We’ve worked for hotels, offices and other businesses, and we’re fully insured.
Can landlords and businesses book you?
Yes, regularly. We can quote for several properties at once, and between tenancies is a good time for the work.
Can I choose the colour of the sealant?
Most people choose white or clear, but other colours can be used to suit tiles and worktops. Let us know your preference when you ask for a quote.
Can you get rid of the black mould in my sealant?
Yes. Once mould has grown into the silicone, it normally can’t be cleaned out for good, so we cut it out, treat the joint and reseal with anti-fungal silicone.

What we are called out for in Penpont
Silicone needs a clean, dry surface without any grease to stick to. Traces of soap, bath oil and old sealant stop it gripping, so a rushed job can start to lift early.
People usually contact us when they notice one of these:
- Leaking joints on a shower screen
- Mouldy sealant that has gone black
- New sealant laid over old sealant that is now lifting
- Water getting behind the kitchen upstand
Schools such as Wallace Hall Academy are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
What to look for in a quote
- What guarantee comes with the work
- Whether they seal over old material or remove it
- Which sealant they’ll use, and why
- What happens if the job turns out different
Work for landlords, hotels and businesses
In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.
Landlords and letting agents in Penpont can book us as well as homeowners. Sealant work between tenants is a simple way to keep a property in good order before the next move-in.
What we do, step by step
We keep the work tidy and contained to the joints we’re treating. Expect the work to take two to three hours for a typical bath, depending on how much old sealant there is, and we explain the cure time before we leave. Around Penpont, distance and access matter more than parking. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- We look at every joint first and check for movement or leaks.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- The joint is cleaned, degreased and treated for mould.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- The bead is tooled smooth and you are told the cure time, normally around 24 hours.
Before we arrive
- Tell us about access, such as stairs, a lift or high-level joints
- On commercial sites, let us know about site rules
- For indoor joints, keep the area dry beforehand if you can

Advice
Can I do it myself?
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
What we can’t put right
We won’t take on work that will not last, so these are the limits:
- A leaking waste, trap or valve
- Damage behind the tiles that needs a tiler
- Cracked or missing grout between tiles (that’s regrouting)
Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly before booking.
What we seal
- Basins & vanity units
- Sinks & splashbacks
- Shower trays & enclosures
- Kitchen worktops & upstands
- Wet rooms
- Baths
Keeping the joints in good condition
Joint life depends on how it’s used and looked after. Here’s what we suggest:
- Stick to a soft cloth and a mild cleaner
- Dry worktop joints after washing up
- Avoid abrasive pads on the sealant
- Dry the bead with a towel now and then
Wipe up standing water along the worktop joint and keep hot pans away from the silicone. A dry joint lasts longer.
A failed kitchen joint is easy to miss. Splashes run behind the back edge and soak into the worktop, and the board underneath can swell. Resealing before that happens protects the worktop.
