New build mastic for Thornhill homes and businesses

About our new build mastic in Thornhill

A new build should have a neat, sound bead at every joint. When the finish is smeared, patchy or already cracking, it’s worth putting right early, before water gets into the floor or walls. We work on kitchens, windows & doors and show homes, and common reasons people get in touch are gaps between new skirting and floors and leaking shower tray seals in a new home.

For a place like Thornhill, the journey and access are planned in advance. Inside work goes ahead in any weather; outside mastic needs a dry day.

You’re covered for a year from the day we finish. If there’s a problem with it, please send an email to info@mrmastic.co.uk.

How the visit works

A visit follows a simple pattern: we look at the joints together, protect the area around them, carry out the job and clear up. It usually takes a few hours for most snagging lists, longer for a run of plots. Outdoor work around Thornhill depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. Each joint is checked for movement before we start.
  2. Old sealant is cut out and the joints cleaned.
  3. We make sure the joints are dry and prime them if needed.
  4. Baths are filled with water, then the new sealant is applied.
  5. We check every joint and leave you with the cure times.

Preparing for the visit

  • Where the joints are inside, avoid wetting them before we arrive
  • Clear items away from the joints we’re working on
  • On commercial sites, let us know about site rules

Different surfaces, different methods

Kitchens

New-kitchen sealant is often applied in a rush. We take it out and reseal neatly, colour-matched where it shows.

Windows and doors

The gap between a new frame and its plaster reveal often opens up. We cut out the cracked bead and reseal with a flexible sealant that suits the frame.

When to call us in Thornhill

Not every new-build joint gets the right sealant: caulk where water collects, or a rigid product on a moving joint. Neither lasts long.

The most common problems we see are:

  • Messy sealant that spoils new finishes
  • Cracked caulk along new skirting
  • Cracked sealant around new window and door frames
  • Joints pulling apart as timber shrinks

Whether the job is in Thornhill itself or nearby, the right material for each joint matters as much as a neat finish.

Your questions about new build mastic in Thornhill

Do you cover Thornhill for new build mastic?

Yes, Thornhill is within the area we cover. Our work covers the whole of Scotland. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing, and we’ll give you a clear price.

Is there a guarantee on new build mastic in Thornhill?

Every job comes with our one-year guarantee, wherever it is. We’re fully insured, and an ARBOMaster approved applicator.

Will the old sealant be removed?

Yes, always, and completely. New silicone does not stick to old silicone, so any old material comes out before anything new goes in.

Can you reseal over the builder’s sealant?

No. Over-sealing traps mould and water and soon fails. All the old sealant comes out before work begins.

Do you work for hotels and businesses?

Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. We can talk about working times when we quote.

How long will you be here?

A typical job takes a few hours for most snagging lists, longer for a run of plots, including preparation and clearing up. We’ll confirm how long when we quote.

How long should I leave it?

Different products cure at different speeds, so follow the cure time we give you.

Do you hold any approvals?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.

DIY sealant or a professional job?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

Looking after it afterwards

Once the sealant has cured, a few habits help it last:

  • Check bath and shower seals every few months as the house settles
  • Ventilate bathrooms well, especially in the first year
  • Keep water off fresh sealant until it has cured
  • Don’t seal over failed sealant yourself

Ventilation matters in a new home, which is still drying out. Run the fan or open a window after bathing so moisture does not sit on the sealant.

The sooner you deal with untidy or cracking sealant, the less there is to put right. Left alone, a small crack can become a leak over time.

Landlords, agents and businesses in Thornhill

In hotels, rooms out of use cost money, so we plan the work room by room. Hotel work is part of what we do, alongside homes and businesses.

Housing providers, facilities teams and property managers book us too. We can quote a run of properties together.

What affects the cost of new build mastic

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • The number and length of the joints
  • Any working-time requirements on site
  • Whether old sealant or filler has to be cut out
  • Which sealant suits the joint

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, along with when we can work on site. Call for a quick quote and we’ll go through it with you.

Helping us quote

Before you ask for a quote, have a think about:

  • A few pictures by email, if you can
  • What the problem is, such as mould, gaps, leaks or cracking
  • Whether it’s a home or a business
  • How we’d reach the joints

Getting a quote is simple: tell us what needs doing and where and its rough size. Photos by email help us understand the job, and we’ll come back to you with a quote.
