Remedial sealant in Closeburn
Remedial work is what we do when sealant has failed or been done badly. New sealant over old, smeared beads, unsuitable products and hidden mould all need stripping out before the joint can be done properly. We work on mouldy bath & shower sealant, leaking tray & enclosure joints and failed movement joints, and people most often call us about kitchen joints letting water behind the worktop and sealant applied over old sealant that has lifted.
For a place like Closeburn, the job is the same as anywhere: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. We just plan the journey and access beforehand.
There’s a 12-month guarantee on every job, large or small.

Bathrooms and kitchens in Closeburn
In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.
For an older house near a landmark such as Closeburn Parish Church, walls and floors in older homes can move, and sealant and grout show it first.

How we quote for remedial sealant
Every job gets its own quote. This is what makes a difference:
- Access and height
- The amount of work
- Any mould that needs treating
- How many areas need sealing
A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you are unsure, drop us a line at info@mrmastic.co.uk and we will give you an honest view and a quote.
Helping us quote
Before you ask for a quote, have a think about:
- What the problem is, such as mould, gaps, leaks or cracking
- If it’s domestic, commercial or a hotel
- If someone has resealed it before
- Where the property is
For a quote, send an email to info@mrmastic.co.uk and tell us where the job is and what the problem looks like. We’ll give you a clear price before any work starts.
How it works
Before we leave, we go over the finished joints with you and explain the cure time. The work normally takes a few hours for a typical bath or shower, longer where several layers have been applied, depending on how much there is to do. Outside jobs in Closeburn need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.
- We protect the surfaces around the joint.
- Every layer of failed sealant is stripped out.
- The joint is degreased and checked for movement and leaks.
- New sealant goes in once the joint is dry, and is tooled smooth.
- We give you the cure time and explain what caused the failure.
How to prepare
- Let us know about parking restrictions
- Keep children and pets away from the work area
- Clear the area around the work

Looking after it afterwards
Looking after new joints is easy:
- Check trays and worktops don’t move
- Keep bleach and abrasives off the bead
- Act on a lifting corner right away
- Keep the room well ventilated
Keep an eye on the joint at first, especially if movement was the problem. If anything changes, just send an email to info@mrmastic.co.uk.
A split movement joint lets rain into walls and floors, and left long enough, the edges of the joint can crumble. Resealing while the edges are sound is simpler.
DIY sealant or a professional job?
If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.
A DIY attempt does not rule out a professional job. We cut it out and start again, so tell us about it when you ask for a quote.

Many sealants skin over quickly but take longer to cure fully. We’ll give you the cure time for the product we used.
Someone sealed over the old bead. Can you fix it?

Signs you need remedial sealant in Closeburn
Using the wrong product is a common cause: acrylic caulk in a wet area, a general-purpose sealant on a moving joint, or an acetoxy silicone on natural stone or some metals. Each fails in its own way.
Common reasons people contact us include:
- Mould trapped under a layer of silicone
- Repeat leaks from the same joint
- Floor or wall movement joints that have failed
- Beads that never stuck properly
Schools such as Wallace Hall Academy are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
What to look for in a quote

- What happens if they find a problem under the old sealant

What the job involves on each surface
Movement & expansion joints
Some movement joints have been filled with mortar or grout. Where it can be raked out, we replace it with flexible sealant.
Windows & doors
Some leaks around windows come from the wall or the window itself. If the frame joint isn’t the cause, we’ll say so.
