How we handle new build mastic in Templand
Across Templand, we work for both new-home owners and the builders handing those homes over. Whether it’s one en suite or a run of plots, the method is the same: cut out, clean, prime where needed and reseal neatly. If you’re dealing with shower seals failing in the first year or two and sealant applied over dusty or wet surfaces, we can put it right, on show homes, skirting & floors and kitchens alike.
New homes in smaller Scottish places are often single plots, self-builds or small developments. Each needs its sealant and floor joints finished as carefully as on a big site.
All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

DIY sealant or a professional job?
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
What we are called out for in Templand
Later trades and the final clean can damage fresh sealant. A bead disturbed before it has cured may never seal properly.
Common reasons people contact us include:
- Sealant applied over dusty or wet surfaces
- Gaps between new skirting and floors
- Internal frame sealant that has split
- Plot mastic for developers ahead of handover
Around Templand, as everywhere, new build mastic is only as good as the preparation behind it.
What your quote should include
- How the colour is chosen
- The length of the guarantee
- How much experience the applicator has
- Whether they’re fully insured
Landlord and commercial work in Templand
We regularly work with letting and managing agents. Tell us the address, the job and how access works and we will quote.
If you manage several properties in or around Templand, jobs at different addresses can be quoted together. Just tell us the addresses and what each one needs, and photos by email help.
When it isn’t the sealant
In fairness, there are a few things sealant will not fix:
- Your warranty claim itself, which is between you and the builder
- Plumbing faults behind the sealant
- Movement caused by a poorly fitted tray or bath
Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly before booking.

Leave it or put it right?
It often makes sense to do all the sealant items on a snagging list together. It’s one visit, one quote and one set of cure times. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.

Yes, and it often makes sense. Doing several areas at once is normally more efficient, so mention them when you ask for a quote.

Surface by surface
Show homes
We can refresh show-home sealant that has discoloured or been knocked. The old bead comes out and a clean new one goes in.
Skirting and floors
Where the floor meets a bath panel or kitchen plinth, the joint keeps mop water out. They get a flexible, water-resistant sealant.
What we do, step by step
We keep the work tidy and contained to the area we’re working on, so you can get on with your day. The job generally takes a few hours for most snagging lists, longer for a run of plots, and we explain the cure time before we leave. In smaller Scottish places, parking is usually less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- We start by going through the snagging items or plot schedule with you.
- The failed sealant is removed completely.
- We clean out the dust and grit left from the build.
- Primer goes on where the surface and product need it, then the new sealant.
- We tool every joint neatly and tell you when each area can be used.
How to prepare
- Mention if the joints have been sealed before
- Plan for the work area to be out of bounds to pets and children
- Tell us about any water getting in
