About our new build mastic in Nethermill

We never seal over a failed new-build bead. Fresh silicone cannot bond to the old layer, so it all comes out before we clean, dry and reseal. If you are dealing with frame joints opening as the plaster dries and second-fix sealing on new plots, we can put it right, whatever the surface.

New homes in smaller Scottish places are often single plots, self-builds or small developments. They need their sealant and floor joints finished just as carefully as on a big site.

The work is covered for a year after we finish. If anything is not right with it, send an email to info@mrmastic.co.uk.

Leave it or put it right?

A quick bead over the top of the old sealant can look fine at first, but it won’t bond to the old layer. A lasting seal starts with removing the old one completely. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

Homes and businesses are quoted the same way: the amount of work, the access and the products needed. Call for a quick quote and we will explain what it covers.

Do you need new build mastic in Nethermill?

New homes are full of moisture from plaster, screed and concrete, which takes a year or two to dry out. As it does, timber shrinks and joints open.

Any of these means the joints need attention:

  • Skirting joints opening in the first winter
  • Plot mastic for developers ahead of handover
  • Sealant applied over dusty or wet surfaces
  • Kitchen sealant that has pulled off the wall

Whether the job is in Nethermill itself or nearby, the right material for each joint matters as much as a neat finish.

What to look for in a quote

  • Which colour the sealant will be
  • How the joint is cleaned and prepared
  • The length of the guarantee
  • What insurance they hold

FAQs for Nethermill

Will you come out to Nethermill?

Yes, we do. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Is new build mastic in Nethermill guaranteed?

Every job comes with our 12-month guarantee, wherever it is. We’re also fully insured and ARBOMaster approved.

How long does new build mastic take?

That depends on the amount of work, but as a guide it takes a few hours in a single home. We will tell you when we quote.

What colour sealant will you use?

Most bathroom joints are white or clear, but other colours are available. We match the colour to the finish.

Are you fully insured?

Yes. We’re fully insured, and we’ve been doing sealant work for more than 20 years.

How long should I leave it?

It depends on the product. Before we leave, we’ll tell you the cure time.

Why does sealant fail so quickly in new builds?

New homes dry out and move in their first couple of years, and sealant is often rushed onto dusty, unprimed surfaces. Either can make it fail early.

Is it worth resealing while the house is still settling?

Where water is getting through, do not wait. Hairline cosmetic gaps can wait until the house has settled.

What we do, step by step

Most of a good job is in the preparation, so that is where we spend the time. Every joint is cleaned and dried before new material goes in. In total, it usually takes a few hours for most snagging lists, longer for a run of plots. Around Nethermill, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. First we work through your snagging list or plot schedule with you.
  2. We cut out every bit of the failed or messy sealant.
  3. We clean off dust from the build and prime the surfaces where the product needs it.
  4. A sealant chosen for each area goes in and is tooled smooth.
  5. Finally, each room is checked and you’re given the cure time.

Before we arrive

  • Mention any sign-in or site rules at work premises
  • Mention any parking rules near the property
  • Tell us about any water getting in

Advice

DIY sealant or a professional job?

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

For landlords and businesses

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

Aftercare tips

A little care helps the new joints last. We recommend:

  • Watch for new gaps as the house dries out
  • Wait for the cure time before using a resealed shower
  • Record problems with dated pictures
  • Don’t wait for the house to settle if water is getting through

Wipe the sealant with warm soapy water. Avoid abrasive pads and strong solvents, which can damage the surface.

Lifting sealant traps moisture and mould behind it. Resealing before mould gets in keeps the job straightforward.

How we quote for new build mastic

Every job gets its own quote. These are the things that affect it:

  • Which sealant suits the joint
  • How easy the joints are to reach
  • How many areas need sealing
  • When we can work, for business premises

What you pay reflects the work, not guesswork. That’s why we ask about the job first and agree the price before starting.

What to tell us for a quote

When you contact us, it’s useful to know:

  • The address or postcode of the job
  • How many joints, rooms or windows are involved
  • Whether it has been sealed before
  • Any access issues, like height or stairs

A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is.
