About our new build mastic in Amisfield
Snagging sealant properly means taking the failed bead out completely. New silicone will not bond to old silicone, so the joint is cut out, cleaned, dried and resealed. If you’re dealing with beads laid onto grit and dust from the build and worktop and upstand sealant coming away, we can put it right, on skirting & floors, windows & doors and kitchens alike.
New homes in smaller Scottish places are often single plots, self-builds or small developments. Each needs its sealant and floor joints finished as carefully as on a big site.
We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we will sort it.

Joints and finishes in Amisfield homes
Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles.
If you’ve bought a new home near Dumfries station, the sealant around baths, showers and frames is worth checking in the first year or two. In and around Amisfield, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.

Different surfaces, different methods
Bathrooms and en suites
New-build bathrooms and en suites are where sealant fails most often. The old sealant comes out and anti-fungal sanitary silicone goes in after cleaning and priming.
Windows and doors
External mastic around new windows and doors is sometimes rushed or missed. It’s resealed with an exterior sealant suited to the frame and wall.
What happens on the day
When we get to you, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. Most jobs then take a few hours in a single home. For a place like Amisfield, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.
- First, the list of joints is agreed from your snagging sheet or plot schedule.
- Every bit of the old builder’s sealant is cut out.
- We clean out the dust and grit left from the build.
- Primer goes on where the surface and product need it, then the new sealant.
- We tool every joint neatly and tell you when each area can be used.
Before we arrive
- Move anything stored near the joints
- On commercial sites, let us know about site rules
- Let us know about stairs, lifts or work at height

Advice
Leave it or put it right?
It often makes sense to do all the sealant items on a snagging list together. It’s one visit, one quote and one set of cure times for the lot. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
What it costs depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before we start, so you know where you stand.

How we quote for new build mastic
Your quote is based on your job. We take into account:
- How easy the joints are to reach
- Any mould that needs treating
- Which sealant suits the joint
- How many rooms, windows or areas are involved
Doing several joints on one visit is generally more efficient than separate visits. We will send you a clear quote for the lot.
What to tell us for a quote
A few details help us give you an accurate quote. When you get in contact, it helps to mention:
- The problem you’ve noticed
- Pictures of the joints, sent by email
- Where the job is, and your postcode
- Access, such as stairs, a lift or height
Call for a quick quote, or send an email if you’d rather. Describe what needs sealing and we will explain what’s involved before giving you a price.
Amisfield: your questions answered
Do you work for landlords with property near Dumfries station?
Yes, rental work is part of what we do. You can email us at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before work begins.
Will you come out to Amisfield?
Yes, Amisfield is covered. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.
Do you work for hotels and businesses?
Yes, regularly. We can plan bigger jobs in stages to suit the site.
Are you ARBOMaster approved?
Yes. We’re approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.
Where do you work from?
Mr Mastic is based in Crawley. We cover Amisfield and the rest of Dumfries and Galloway, along with the rest of our area.
Do the sealants smell?
Sometimes, a little. Any smell clears as the sealant cures.
Do I need to be at home?
If the work is inside, we need someone to let us in. After that, you can carry on with your day.
Do you guarantee your work?
Yes. Every job comes with a 12-month guarantee.
Looking after it afterwards
How long the joints last depends on use and care. Here’s what we suggest:
- Open a window or run the fan after bathing
- Report sealant problems to your builder during the snagging period
- Do not seal over failed sealant yourself
- Follow the cure time we give you
Don’t stand on the bath edge or the lip of the tray. If a bath or tray moves when you stand in it, get it looked at.
A seal that splits early is often a sign of movement. Have it resealed, and the tray or bath checked, before it gets worse.
Should I try it myself first?
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
