Ae New Build Mastic
New build mastic for Ae and the surrounding area: the right sealant, proper preparation and a neat finish. Ask us for a quick quote.
- Messy sealant that spoils new finishes
- Cracked caulk along new skirting
- Second-fix sealing on new plots
What affects the cost of new build mastic
For a quick quote, just ask. What matters most is:
- The number and length of the joints
- The number of rooms or windows
- The product the joint needs
- Whether the work is at height
No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part.
What to tell us for a quote
There’s no need for technical detail. Just tell us:
- Whether it has been sealed before
- Any access issues, like height or stairs
- Roughly how big the job is
- A few photos by email, if you can
Getting a quote is simple: let us know what needs doing and where. A few pictures by email make the job easier to understand.
New build mastic in Ae
We never seal over a failed new-build bead. Fresh silicone cannot bond to the old layer, so it all comes out before we clean, dry and reseal. If you’re dealing with second-fix sealing on new plots and cracked sealant around new window and door frames, we can help, on show homes, windows & doors and skirting & floors alike.
Work in a place like Ae is planned ahead, journey included. Inside work goes ahead in any weather; outside mastic needs a dry day.
You’re covered for a year from the day we finish. If anything isn’t right with it, drop us a line at info@mrmastic.co.uk.

How the visit works
We keep the work tidy and contained to the area we’re working on. Expect the work to take anything from a few hours to several days, depending on the number of plots, and we explain the cure time before we leave. For a place like Ae, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.
- First, the list of joints is agreed from your snagging sheet or plot schedule.
- Every bit of the old builder’s sealant is cut out down to clean surfaces.
- We clean out the dust and grit left from the build.
- We prime where needed and apply a sealant suited to each joint.
- Each bead is tooled and the cure times explained.
Getting ready for the visit
- On commercial sites, let us know about site rules
- Mention if the joints have been sealed before
- For indoor joints, keep the area dry beforehand if you can

Advice
Ae: your questions answered
Can you do new build mastic in Ae?
Yes, Ae is within the area we cover. We work across all of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job.
Is new build mastic in Ae guaranteed?
Every job comes with our 12-month guarantee, wherever it is. We are also fully insured and ARBOMaster approved.
Is it worth trying it myself?
For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.
What does new build mastic cost?
It depends on the job, so we quote each one individually. For a quick quote, drop us a line at info@mrmastic.co.uk with a short description of the job.
I’m a tenant. Can you help?
Yes. Check with your landlord; we can send the quote to them too.
When is the best time to reseal in a new build?
If the seal has failed and water is getting in, do it now. Hairline cosmetic gaps can wait until the house has settled.
Will you just run a new bead over the existing one?
No. Fresh silicone does not stick to the old layer, so sealing over the top fails quickly. We cut the old bead out completely.
Will you leave a mess?
No. The area is protected while we work and cleaned up afterwards.
DIY versus a professional finish
If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so just mention it when you contact us.
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
When to call us in Ae
On many sites, sealant goes on in the final rush before handover. Dusty, unprimed joints are common, so the bead never bonds properly.
Signs it’s time to call us include:
- Cracks appearing as a new home settles
- Leaking shower tray seals in a new home
- Skirting joints opening in the first winter
- Internal frame sealant that has split
In and around Ae, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.
Questions to ask before booking
- How much experience the applicator has
- What preparation is included
- Whether they’re fully insured
- Is VAT in the price?
Looking after it afterwards
Aftercare is simple:
- Look at the sealant regularly in the first couple of years
- Open a window or run the fan after bathing
- Record problems with dated photos
- Report sealant problems to your builder during the snagging period
Photograph failed sealant before it’s redone and keep the builder’s replies. It’s useful if you need to raise other issues later.
Leave a failed new-build seal and water can reach the floor and the ceiling below. Early resealing keeps the job small.
What happens if it’s left?
It often makes sense to do all the sealant items on a snagging list together. It’s one visit, one quote and one set of cure times. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether the work is at height. Your quote takes all of that into account.
