Sand Mastic in Ae
Problem with your window and door surrounds in Ae? We remove the old material, prepare the joints and seal them properly, and the work is guaranteed for a year.
- Mastic worn away on windows facing the weather
- Patchy fillers round a sash window
- Gaps between timber frames and stone or brick
Sand mastic for homes and businesses in Ae
Traditional burnt sand mastic blends with stone and brick surrounds. It’s a good fit for period properties, where modern sealant can look out of place. We’re often asked to deal with cracked mastic round a front door frame and mastic dropping out of the joint, across stone surrounds, tenement windows and brick reveals.
Outdoor sealant needs a dry surface, so window work around Ae is planned around the weather. Tell us about access to all the windows and doors, upstairs included.
You get a 12-month guarantee, the same in Ae as everywhere else we work.

What sand mastic looks like in Ae
Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.
For jobs in and around Ae, choosing the right material for each joint is as important as a tidy finish. In and around Ae, as anywhere, good sand mastic starts with a clean, dry, properly prepared joint.

How the job changes by surface
Tenement and terrace windows
Tenements and terraces often have many sash windows with ageing mastic. We work on single windows or whole elevations.
Stone surrounds
Sand mastic sits naturally against stone. The finish blends with the masonry.
What we do, step by step
You do not need to clear the whole room or building, just the space around the work. Everything nearby is protected, and the work takes anything from a few hours to a full day, depending on how many windows for a typical job. For a place like Ae, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.
- First we agree which joints need doing.
- We remove the old, loose mastic.
- Deep gaps are packed so the mastic sits at the right depth.
- We apply the mastic by hand and shape it.
- We dress the finish so it sits neatly against the masonry.

Advice
Landlord and commercial work in Ae
Letting agents often deal with us directly. Tell us the address, the job and how access works and we’ll quote.
If you manage several properties in or around Ae, several properties can be quoted together. Send us the addresses and the work at each, and pictures by email help.
DIY versus a professional finish
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

FAQs for Ae

Yes, Ae is within the area we cover. We work across all of Scotland. You can send an email to info@mrmastic.co.uk and tell us what needs doing, and we will give you a clear quote.
What guarantee comes with sand mastic in Ae?
All our work, in Ae and everywhere else, comes with a 12-month guarantee. We are also fully insured and ARBOMaster approved.
I’m a tenant. Can you help?
We are happy to deal with the tenant, landlord or agent. Get your landlord’s agreement first.
Where is Mr Mastic based?
We are a Crawley-based firm. Our area covers South East England, London and Scotland.
Can you seal over the old sealant?
No, because it fails. We remove every bit of old sealant first.
Do I need to be at home?
That depends on where the joints are. Inside work needs someone to give us access.
Do you hold any approvals?
Yes. We are an ARBOMaster approved applicator, which is run for the Arbo sealant brand.
When will the new mastic be hard?
A skin forms quite soon, but full hardening takes longer. We will explain what to expect before we leave.
What affects the cost of sand mastic
The price is agreed before any work begins. It’s based on:
- Any mould that needs treating
- How many rooms, windows or areas are involved
- The type of sealant required
- The number and length of the joints
We don’t show prices on the website, because each job is priced on what it involves. For a quick quote, please send an email to info@mrmastic.co.uk and we will talk you through it.
Helping us quote
Photos help, but a description is a good start. Please mention:
- Any previous sealing or DIY work
- Pictures of the joints, sent by email
- The problem you’ve noticed
- The type of property
Want a quote for sand mastic? Please send an email to info@mrmastic.co.uk with a few details. You’ll know what we plan to do, and what it will cost, before any work begins.
What sealant work cannot fix
In fairness, some problems need a different trade:
- Rotten sashes, sills or window boxes (a joiner’s job)
- Damaged stone surrounds
- Sashes that rattle, stick or won’t open
Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly.
Joints and surfaces we work on
- Brick reveals
- Tenement windows
- Stone surrounds
- Sash and case windows
- Timber door frames
- Period & listed homes
What happens if it’s left?
Before painting the windows, it pays to renew the mastic. Painting over failed mastic doesn’t seal it, and the new mastic is traditionally left unpainted. In an older home around Ae, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.
A failed joint rarely gets cheaper to fix by waiting. If you are unsure, email us at info@mrmastic.co.uk for an honest opinion and a quote.
Why us?
- We leave the area clean and tidy
- Old sealant always removed completely
- Over 20 years’ experience
