About our sand mastic in Tinwald
We renew sand mastic around sash windows and doors in stone and brick. The old mastic is raked out, the joint is prepared and new mastic is shaped by hand. We work on stone surrounds, period & listed homes and tenement windows, and people most often call us about gaps round a timber door in stone or brick and old cement repairs round a window that have failed.
Older stone-built homes in Scotland often have sash and case or timber windows set in stone. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.
Whatever the size of the job, you get the same 12-month guarantee in Tinwald and across Dumfries and Galloway.

Windows and doors in Tinwald
Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.
For an older house near a landmark such as Tinwald Parish Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. If you let a flat or house near Dumfries station, cracked sand mastic around sash windows lets in the draughts tenants complain about.

DIY versus a professional finish
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.
FAQs for Tinwald
Will you come out to Tinwald?
Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.
I let a flat near Dumfries station. Can you help?
Yes, we work for landlords and letting agents. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before any work starts.
How long will you be here?
It depends on the size of the job, but most jobs take a few hours per window, depending on the condition of the joints. We’ll give you a better idea when we quote.
Are you an approved applicator?
Yes. We are an ARBOMaster approved applicator, which is run for the Arbo sealant brand.
What does sand mastic cost?
It depends on the job, so we quote each one individually. For a quick quote, send an email to info@mrmastic.co.uk with a short description of the job.
Will you leave a mess?
Not at all. The area is protected while we work and cleaned up afterwards.
Is it possible to take out silicone and use sand mastic instead?
Often, yes. With the silicone removed and the joint cleaned we point it with sand mastic.
What should I tell you?
Where the job is, what the problem is and roughly how big it is. If you can, email a few pictures.
When something else is needed
We won’t take on work that won’t last, so these are the limits:
- Whether work needs listed building consent
- Cracked or broken glass
- Crumbling stone or brickwork round the window
If you’re not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer.
What we seal
- Stone surrounds

What happens on the day
On the day, there’s very little for you to do. Show us the job and we’ll take it from there. The job generally takes a few hours per window, depending on the condition of the joints from start to finish. Outside jobs in Tinwald need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors is not affected.
- First, we look at the surrounds with you and agree what needs doing.
- Old, loose mastic is raked out and the joint cleaned.
- We pack any deep gaps so the mastic sits at the right depth.
- Sand mastic is mixed and applied by hand, then shaped to the joint.
- We dress the surface so it sits neatly against the masonry.
Getting ready for the visit
- Mention any parking rules near the property
- Try not to wet indoor joints just before the visit
- Keep children and pets away from the work area

Keeping the joints in good condition
Once the sealant has cured, a few habits help it last:
- Clear gutters so water doesn’t pour onto the windows
- Check the mastic when you check the paintwork
- Find out about consent before window work on a listed home
- Keep modern sealant off the mastic
Do not touch or press the mastic while it hardens. It skins over quickly, but takes longer to harden fully.
Gaps round a sash box let in draughts and rain. Left, the gap tends to get bigger.
What affects the quote in Tinwald
We don’t publish a price list, because no two jobs are the same. The quote depends on:
- The number of rooms or windows
- How much old sealant there is and how hard it is to remove
- The number and length of the joints
- The product the joint needs
The cost depends on how much there is to do, how much old material has to come out and how easy the joints are to reach. We give a clear quote before work begins.
Helping us quote
Photos by email are helpful but not essential. Please mention:
- The rough size of the job
- The problem you’ve noticed
- Any previous sealing or DIY work
- Any access issues, like height or stairs
Quotes start with a quick conversation. Describe the problem, the location and the size of the job. Whenever you’re ready, send an email to info@mrmastic.co.uk.
What the job involves on each surface
Brick reveals
Gaps between frame and brick let in rain and draughts. New mastic seals the gap.
Sash and case windows
The box of a sash and case window sits in the stone or brick opening. Sand mastic seals the joint round it.
