External mastic in Ae

DIY sealant or a professional job?

If you’ve already had a go yourself, that is fine. We cut it out and start again, so just mention it when you contact us.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

External mastic in Ae, done properly

We are ARBOMaster approved applicators, and each external joint gets a sealant suited to it. Some surfaces need a primer before sealing. We work on render & cladding joints, copings & trims and joints between brick and frames, and the jobs we see most are water getting into walls through failed joints and old sealant gone brittle and cracked.

In and around a place like Ae, many buildings face open ground and take the full weather. Gutter joints and wall joints take a battering, so they need a sealant that moves with the building.

You get a 12-month guarantee, the same in Ae as everywhere else we work.

Work for landlords, hotels and businesses

We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we’ll give you a quote.

We work for letting agents and landlords as well as homeowners. Sealant work between tenants is a simple way to keep a property in good order.

Signs you need external mastic in Ae

Weeds, moss and debris in a joint are a sign the sealant has gone. Dirt and roots then trap moisture in the joint and speed up the damage.

If you can see any of these, it’s time to have the joints looked at:

  • Weeds or debris growing in open joints
  • Brick movement joints where the sealant has split
  • Failed sealant between panels on a façade
  • Weathered mastic that no longer stretches

Whether the job is in Ae itself or nearby, the right material for each joint matters as much as a neat finish.

Comparing quotes

  • How the joint is cleaned and prepared
  • Whether they’re fully insured
  • Who does the work, and how experienced they are
  • Whether they seal over old material or remove it

10 questions to ask before you book

What the job involves on each surface

Cladding and façade panels

Where a cladding system has its own specified sealant, we follow it, or one the system allows. Tell us what the building has when you get in touch.

Render joints

Render has movement joints and stop beads that need sealing. They’re resealed in a sealant that suits the render.

Your questions about external mastic in Ae

Can you do external mastic in Ae?

Yes, Ae is within the area we cover. We work across all of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job.

Is external mastic in Ae guaranteed?

Every job comes with our one-year guarantee, wherever it is. We’re fully insured, and an ARBOMaster approved applicator.

Can a movement joint be filled with mortar?

No. Cement or mortar can’t stretch. Where a joint has been mortared, it can often be raked out and sealed properly.

How long will you be here?

A typical job takes a few hours to a few days, depending on the length of joint and the access, including the preparation. We’ll confirm how long when we quote.

Are you fully insured?

Yes. We’re fully insured.

Do you take out the old sealant first?

Yes. All of the old material is cut out and the joint cleaned before resealing.

Is it worth trying it myself?

You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. If it does not work out, we can redo it.

What do you need from me for a quote?

Only a few details: the address or postcode, what’s wrong and any access issues. Then email us at info@mrmastic.co.uk.

How the visit works

There isn’t much for you to do on the day. Point us to the joints and we’ll get on with it. The work itself takes a few hours for a handful of joints, longer for a whole elevation from start to finish. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. First, the joints are inspected and the access agreed.
  2. Every bit of old sealant and any mortar or debris is cut out.
  3. The faces are brushed clean and primed where the product requires it.
  4. We fit closed-cell backing rod to control the depth.
  5. The exterior sealant is applied, tooled and checked along its length.

Before we arrive

  • Tell us about any water getting in
  • Tell us about any previous sealing or DIY attempts
  • Mention any parking rules near the property

Advice

Walls and rooflines in Ae

Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that. Plenty of Scottish homes have harled walls, and joints where harling meets other materials need a sealant that can grip and flex.

Around Ae, as everywhere, external mastic is only as good as the preparation behind it.

Leave it or put it right?

Resealing a run of joints in one go is usually better than patching one at a time. Joints of the same age tend to fail together and it means sorting access once. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

The cost depends on the amount of work, how much old material has to come out and how easy the joints are to reach. You will have a clear quote before any work starts.

What sealant work cannot fix

Honest advice matters more to us than a booking, so here’s what sealant can’t fix:

  • Structural movement, which needs a surveyor or engineer
  • Loose or hollow render, which needs re-rendering
  • Walls that need new movement joints cut into them

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think.
