Movement & expansion joints

Some movement joints have been filled with mortar or grout. Where it can be raked out, we replace it with flexible sealant.

Windows & doors

A frame that keeps leaking may not be the mastic. We check the joint and tell you if it looks to be something else.

About our remedial sealant in Ae

Removing failed sealant is the hardest part of the job. We cut out every layer, clear the residue and degrease the surfaces, taking care not to scratch the surfaces around it. New sealant only bonds to a clean, dry joint. We work on botched or over-sealed joints, shrunken worktop sealant and leaking tray & enclosure joints, and people most often call us about beads that never stuck properly and wide, uneven beads that look worse than the old ones.

For a place like Ae, the job is the same as anywhere: old material out, joints cleaned and dried, and a fresh, even finish. The journey and access are simply planned in advance.

All of our work is guaranteed for twelve months.

What happens if it’s left?

Leaks that are left keep doing damage out of sight: wet floors, stained ceilings and swollen worktops. By comparison, sorting the joint is quick. Around Ae, water from a failed joint in an older stone home can soak into timber and plaster.

Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs, along with when we can work on site. Call for a quick quote and we will explain what it covers.

What affects the quote in Ae

The price is agreed before any work begins. It’s based on:

  • How much there is to do
  • Whether the work is at height
  • When we can work, for business premises
  • Whether there’s mould to deal with

We don’t show prices on the website, because the cost depends so much on the job itself. Call for a quick quote and we’ll talk you through it.

Helping us quote

You do not need to know the technical terms. It helps if you can tell us:

  • How we’d reach the joints
  • The rough size of the job
  • The type of property
  • Where the property is

For a quick quote, get us on the phone, or send an email if you’d rather. Describe what needs sealing and we will talk you through the work.

How to look after the new joints

No joint lasts for ever, but care makes a real difference. A few tips:

  • Keep an eye on the ceiling below the bathroom
  • Have loose fittings fixed before resealing
  • Never fill a movement joint with mortar or grout
  • Keep bleach and abrasives off the bead

Do not let anyone seal over it later. New silicone does not bond to old, so the old bead should always come out first.

Movement joints that have split let water into the structure, and left long enough, the edges of the joint can crumble. A joint with sound edges is far easier to reseal.

Common questions in Ae

Do you cover Ae for remedial sealant?

Yes. Our work covers the whole of Scotland, and Ae is part of that. Just email us at info@mrmastic.co.uk with a few details of the job.

Will you come out to Ae?

Yes, Ae is covered. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

Can you match the sealant colour?

Most of the time, yes. We’ll explain which colours are available.

Someone resealed my shower and it’s leaking again. Can you help?

Yes. First we check whether the leak is the sealant at all, then strip and reseal the joints.

How long will it take to strip and reseal the joint?

Longer than a simple reseal, because every layer has to come out. For most joints, it’s a few hours, and we confirm the time with your quote.

What do you put in the joint?

The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

Do you have insurance?

Yes. We are fully insured, and we can confirm the details when we quote.

Can you reseal a split movement joint?

Yes. Failed movement joints are cut out and resealed with backing and a flexible sealant suited to the movement.

Remedial sealant around Ae

Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out.

Whether the job is in Ae itself or nearby, the right material for each joint matters as much as a neat finish. Around Ae, as everywhere, remedial sealant is only as good as the preparation behind it.

Landlord and commercial work in Ae

Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. We can quote for more than one property at once.

We also work for property managers and facilities teams in Ae and across Dumfries and Galloway. We can quote a run of properties together.

What sealant work can’t fix

We’ll always be straight with you, so here’s what sealant cannot fix:

  • A cracked shower tray or bath (that needs repair or replacing)
  • Tiles that have come away from the wall
  • A bath, tray or worktop that moves until it’s properly fixed

If you are not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer before you book.

What we seal

  • Shrunken worktop sealant
  • Botched or over-sealed joints
  • Leaking tray & enclosure joints
  • Expansion joints
  • Mouldy bath & shower sealant
  • Failed movement joints

How it works

We keep the work tidy and contained to the joints we are treating, so you can get on with your day. The job usually takes a few hours for most joints, depending on how much old sealant has to come out. Outside jobs in Ae need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors is not affected.

  1. The failure is looked at first, so we know whether it’s sealant, movement or water from elsewhere.
  2. Each layer is cut out and the residue cleaned off.
  3. We treat any mould and dry the joint thoroughly.
  4. The right product goes in, with backing where the joint moves.
  5. The joint is tooled and you are told about anything else we found.

Preparing for the visit

  • Tell us about any water getting in
  • Clear items away from the joints we’re working on
  • Try not to wet indoor joints just before the visit
