How we handle fire rated sealant in Ae

Later work by other trades often breaks through fire stopping, especially in flats, HMOs, offices and schools. A new cable run or a replaced pipe can leave an open hole behind. Those are the gaps we close, using a tested fire-rated product. We work on door frames, pipe & cable gaps and linear gaps, and common reasons people get in touch are open gaps behind door architraves and new service routes left unsealed after building work.

If you look after holiday lets, a guest house or a community building in or near Ae, washroom and kitchen sealant and any fire-rated joints need the same attention as anywhere.

You’re covered for a year from the day we finish. If anything is not right with it, drop us a line at info@mrmastic.co.uk.

What affects the cost of fire rated sealant

You’ll get a clear quote before we start. It’s based on:

  • How much old sealant there is and how hard it is to remove
  • The size of the job
  • Whether the work is at height
  • The product the joint needs

Doing several joints on one visit normally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. We will send you a clear quote for the lot.

What to tell us for a quote

What to tell us when you ask for a quote:

  • Access, such as stairs, a lift or height
  • Any previous sealing or DIY work
  • Roughly how big the job is
  • The type of property

Every job is quoted individually. Simply drop us a line at info@mrmastic.co.uk and describe the job and send pictures if you have them.

How the visit works

Before we leave, we go over the finished joints with you and tell you how long to leave it. The visit itself normally takes from a few hours to a few days, depending on the number of gaps and the access, depending on the size of the job. Outside jobs in Ae need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. We plan the order of work and access, floor by floor or flat by flat.
  2. Old, damaged or unsuitable sealant is removed.
  3. Dust and loose debris are cleaned from each gap.
  4. We apply and tool the sealant to the product’s tested detail.
  5. Locations and products are written up and any gaps unsuitable for sealant are flagged.

How to prepare

  • Clear items away from the joints we’re working on
  • Mention any tricky access
  • Mention any parking rules near the property

How to get a quote

Getting a quote is simple: let us know what needs doing and where and its rough size. A few pictures by email make the job easier to understand, and we will come back to you with a quote.

When something else is needed

It helps to know what we cannot do too:

  • Large holes that need a different fire-stopping system
  • Fire doors that need new seals, closers or hardware
  • Construction that doesn’t provide fire resistance on its own

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly.

Surfaces we seal

  • Plasterboard & masonry
  • Service penetrations
  • Flats & HMOs
  • Linear gaps
  • Door frames
  • Pipe & cable gaps

What happens if it’s left?

Waiting for the next refit can leave a gap open for years. On its own, sealing it now is a small job that does not depend on other work. Around Ae, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.

Questions from Ae

How do Scotland’s building regulations apply to fire-rated sealant in Ae?

Building work in Scotland comes under the Building (Scotland) Regulations and their technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that is how we fit it. We don’t certify buildings or do fire risk assessments; your assessor or building control can tell you what’s required.

Do you cover smaller places like Ae?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Do you have insurance?

Yes. We’re fully insured, and we can confirm the details when we quote.

Can you seal over the old sealant?

No, and we never do. It can look neat for a few weeks, but the new bead soon lifts. The old sealant has to come out completely.

Do you certify the fire stopping?

Ratings and certificates are not something we issue. The performance comes from the product’s tested details and the specification from your assessor or designer; we install to those details and record what we did.

Can I add another job to the visit?

Yes, and it often makes sense. Combining jobs makes good use of the visit, so mention them when you ask for a quote.

Will you leave a mess?

No. We work neatly, protect the area around the joints and tidy up afterwards.

How long will you be here?

That depends on the amount of work, but most jobs take from a few hours to a few days, depending on the number of gaps and the access. We’ll tell you when we quote.

DIY versus a professional finish

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Different surfaces, different methods

Masonry and concrete

For masonry and concrete, we use a product tested in that substrate. The gap is cleaned of dust first.

Linear gaps

Head-of-wall gaps are often hidden above suspended ceilings. We seal them along their full length.

For landlords and businesses

From a single let to a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.
