Bathroom resealing for homes and businesses in Ae
Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across Ae. We’re ARBOMaster approved and fully insured, and the work comes with a 12-month guarantee. We work on basins & vanity units, baths and shower trays & enclosures, and people most often call us about a messy, uneven bead from a previous reseal and a bead that has pulled away from the tiles.
Being further from a city doesn’t change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. The journey and access are simply planned in advance.
All our work is covered by a 12-month guarantee.

Keeping the joints in good condition
Joint life depends on how it’s used and looked after. We suggest:
- Dry worktop joints after washing up
- Open a window or run the fan so the room dries
- Wait for the cure time we give you
- Stick to a soft cloth and a mild cleaner
Check the sealant now and then. Small splits and lifting ends are easy to catch early, and if anything looks wrong, just email us at info@mrmastic.co.uk.
A few black dots in the silicone soon become a black line. Once it’s deep in the silicone, cleaning normally will not remove it. Catching it early keeps it a simple reseal.
Surface by surface
Baths
The long joint down the side of a bath is where most leaks start, especially under a shower. We finish it with a single, even bead of anti-fungal silicone.
Sinks & splashbacks
Where a splashback meets the worktop, there’s a joint that catches every splash. It’s resealed in white, clear or a colour to suit.
Leave it or put it right?
A clean new bead makes a room look cared for, which helps when a home is being let or put on the market. A smeared, uneven DIY bead does the opposite. In an older home around Ae, damp from a failed joint can get into timber and plaster.

How we quote for bathroom resealing
The price is agreed before any work begins. It takes into account:
- The number and length of the joints
- How many areas need sealing
- Access and height
- The product the joint needs
Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.
Asking for a quote
When you call or email, these details help:
- How we’d reach the joints
- What’s wrong with the joints now
- How many joints, rooms or windows are involved
- A few photos by email, if you can
The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and add pictures by email if you can.
Can I do it myself?
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.
Ae homes and their sealant
Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.
Whether the job is in Ae itself or nearby, the right material for each joint matters as much as a neat finish. Around Ae, as everywhere, bathroom resealing is only as good as the preparation behind it.

Questions from Ae
Do you cover Ae for bathroom resealing?
Yes, Ae is within the area we cover. We work across all of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job, and we will give you a clear price.
Will you come out to Ae?
Yes. Ae is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.
Does someone need to be in?
Access is agreed with you when the job is booked. For inside work, that normally means someone being in.
My sealant has gone black. Can you sort it?
Yes, we replace the mouldy bead. Cleaning products may lighten it, but the lasting fix is new anti-fungal silicone on a clean, treated joint. Good ventilation helps keep it away.
Is the work guaranteed?
Yes. All our work comes with a 12-month guarantee, and we are fully insured.
Can you reseal around my kitchen sink and worktop?
Yes. Worktops, sinks and splashbacks are all part of the job, in a kitchen-suitable sealant, matched to the worktop where it’s on show.
How long does a bath or shower reseal take?
It takes half a day or less for one room, longer when the kitchen is included. You’ll know how long to expect before any work starts.
Do you have insurance?
Yes. We’re fully insured.
How it works
Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. For most jobs that takes a couple of hours for a single bath or shower, and the area is left clean. Around Ae, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- First the area is protected and every bit of old sealant removed, including the film left on the tiles.
- The joint is cleaned, degreased and treated for mould.
- The joint is left to dry, and baths are filled with water first.
- We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
- We tidy up and give you the cure time, normally around 24 hours.
Before we arrive
- Where the joints are inside, avoid wetting them before we arrive
- Let us know about earlier repairs to the joints
- On commercial sites, let us know about site rules
