External & façade joints in Parkgate, Dumfries and Galloway
Our applicators work in Parkgate on sealing brickwork movement joints, render, cladding and façade joints. Old material cut out, joints cleaned and sealed neatly and a 12-month guarantee.
- Joints pointed up with cement by mistake
- Rain getting behind render or cladding at a joint
- Hard, crazed mastic that has stopped moving
External mastic for homes and businesses in Parkgate
Movement joints let brickwork, render and cladding expand and shrink without cracking. The sealant in it has to stretch and squeeze for years, so once it splits or hardens, the joint stops working and water gets in. If you are dealing with cracked joints where brick meets render or frames and panel joints letting water in, we can help, on copings & trims, joints between brick and frames and façade panels alike.
Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. On newer homes, the movement joints and roofline trims are what need watching.
We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we’ll sort it.

What external mastic looks like in Parkgate
Plenty of Scottish homes have harled walls, and joints where harling meets other materials need a sealant that can grip and flex. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.
For an older house near a landmark such as Kirkmichael Parish Church And Burial Ground, an extension built onto an older house moves differently, and the joint between them takes the strain.

Do you need external mastic in Parkgate?
The wrong product in a moving joint is a classic cause. A high-modulus or general-purpose sealant can be too rigid for a busy joint, so it pulls away from the edges.
Look out for any of the following:
- Moss and dirt in joints with no sealant left
- Rain getting behind render or cladding at a joint
- Sealant that has lost its bond to the brick or render
- Panel joints letting water in
Around Parkgate, as everywhere, external mastic is only as good as the preparation behind it.
What your quote should include
- Whether they seal over old material or remove it
- How the colour is chosen
- What guarantee comes with the work
- Are they insured?
What we do, step by step
Every visit runs the same way: we look at the joints together, mask and protect the surrounding surfaces, carry out the job and tidy away. It generally takes anything from a few hours to several days, depending on the building. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- We look at every joint and agree a colour to suit the wall.
- We take out the old sealant until the faces are sound.
- Backing rod goes in so the sealant can stretch between the two faces.
- Primer is applied wherever the sealant needs it.
- We gun in low-modulus sealant and tool it neatly.
How to prepare
- Keep pets and children clear of the area while we work
- Move anything stored near the joints
- Mention any parking rules near the property

Can I do it myself?
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.
What affects the cost of external mastic
Some jobs are bigger than they look, and some smaller. What affects the quote:
- How much old sealant there is and how hard it is to remove
- Any working-time requirements on site
- The product the joint needs
- Any mould that needs treating
Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. You will know the price before we begin.
What to tell us for a quote
When you contact us, it’s useful to know:
- Any previous sealing or DIY work
- Photos by email, if that’s easy
- The problem you’ve noticed
- Whether it’s a home or a business
Every job is quoted individually, so the first step is telling us about yours. Just email us at info@mrmastic.co.uk with the details and send photos if you have them.
Surface by surface
Render joints
The face of render can be soft, so a low-modulus sealant is kinder to the joint edges. Priming is done where the sealant calls for it.
Concrete and blockwork
Big joints in concrete need careful depth control. Backing rod sized to the joint sets it and keep the sealant to the right depth.
Leave it or put it right?
It often makes sense to reseal all the failing joints on an elevation together. Joints of the same age tend to fail together. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.
Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.
Why us?
- Anti-fungal silicone where joints get wet
- We never seal over old sealant
- Homes, businesses and hotels
- Quality sealants from Arbo and Everbuild

Your questions about external mastic in Parkgate
Is external mastic in Parkgate guaranteed?
All our work, in Parkgate and everywhere else, comes with a 12-month guarantee. We are fully insured, and an ARBOMaster approved applicator.
Do you cover smaller places like Parkgate?
Yes. Parkgate is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Can you seal joints between render and window frames?
Yes. The old joint is removed, both surfaces cleaned and primed where needed, and a flexible sealant applied. We pick a colour that works with both materials.
Will the new joint stand out?
The sealant colour is picked to suit the wall, so the joint sits quietly in the wall. There’s a wide choice of exterior colours.
Are you ARBOMaster approved?
Yes. Mr Mastic is an ARBOMaster approved applicator and we’re fully insured too.
Can I do it myself?
It depends on the job. High-level, external movement and fire-rated joints are professional jobs.
Is it OK to fill a movement joint with cement?
No, not if it’s a movement joint. Pointing it stops it working, and the wall may crack nearby. A flexible sealant is the right fill.
Are you insured?
Yes. We’re fully insured.
