Need external mastic in Moffat?

Leave it or put it right?

A failed movement joint lets water into the wall, behind render and cladding. Resealing early keeps the job to the joint itself, instead of the wall and finishes around it. In a place like Moffat, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, along with when we can work on site. Call for a quick quote and we’ll explain what it covers.

External mastic in Moffat

We are ARBOMaster approved applicators, and each external joint gets a sealant suited to it. Some surfaces need a primer before sealing. We work on joints between brick and frames, render & cladding joints and copings & trims, and the jobs we see most are rigid filler in a joint that should flex and gaps where render, brick and frames meet.

Across smaller places in Scotland, stone and harled cottages, farm buildings and newer houses often stand exposed to wind and rain. Outside joints on exposed walls work hard.

The work is covered for a year after we finish. If there’s a problem with it, please send an email to info@mrmastic.co.uk.

Work for landlords, hotels and businesses

Whether it’s one flat or a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a 12-month guarantee.

We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.

External mastic in Moffat: local notes

Plenty of Scottish homes have harled walls, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.

Schools such as Moffat Academy are buildings too, and movement joints, cladding joints and gutters on larger buildings need the same care as a house’s. In the older streets around St John's Episcopal Church, old and new materials meet at the roofline and walls, which is where sealant earns its keep.

Moffat questions

Is there a guarantee on external mastic in Moffat?

Every job comes with our 12-month guarantee, wherever it is. We’re fully insured, and an ARBOMaster approved applicator.

Can you do external mastic in Moffat?

Yes, Moffat is within the area we cover. Our work covers the whole of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job.

Can tenants book the work?

We can work for tenants, landlords or agents. Just make sure your landlord agrees.

Do you work for letting agents?

Yes. Domestic, commercial and hotel work are all part of what we do, and we are fully insured.

When will the joints need doing again?

That depends on the wall, the weather and the movement. Signs to watch for are cracking, hardening and gaps at the edges, and reseal at that point.

Where do you work from?

Our base is in Crawley, and we work across South East England, London and Scotland.

Is it OK to seal over old sealant?

No, and we never do. It may look fine at first, but the new bead soon lifts. The old sealant has to come out completely.

Can I do it myself?

It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.

What happens on the day

When we get to you, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. After that, the work takes a few hours to a few days, depending on the length of joint and the access. Somewhere like Moffat may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. First, the joints are inspected and the access agreed.
  2. Every bit of old sealant and any mortar or debris is cut out.
  3. The faces are brushed clean and primed where the product requires it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. The exterior sealant is applied, tooled and checked along its length.

Preparing for the visit

  • Tell us about any water getting in
  • Clear the area around the work
  • Let us know about parking restrictions

Can I do it myself?

A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

How the job changes by surface

Render joints

Rendered walls have joints at beads, openings and changes of material. We reseal them with a flexible exterior sealant that suits the render colour.

Concrete and blockwork

Blockwork and concrete shrink over time and move with the seasons. We reseal their joints with backing rod and a flexible product.

Looking after it afterwards

Good habits help new joints last longer. Our tips:

  • Get split or bare joints resealed while the damage is small
  • Keep movement joints as flexible joints, not mortar
  • Keep soil, plants and ivy away from the joints
  • Tell anyone working on the walls about the movement joints

Give the sealant the cure time we tell you before anything rubs against it. Most exterior sealants skin fast but take longer to cure right through.

If you can see gaps, plants or bare sections in a joint, have it checked. Early work is quicker and leaves a better finish.

When something else is needed

We will always be straight with you, so here’s what sealant cannot fix:

  • Adding movement joints to masonry that has none
  • Movement that is more than a sealant joint can take
  • Damp that isn’t coming from the joint

If you’re not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer before you book.
