Newton Wamphray External Mastic
Sealing brickwork movement joints, render, cladding and façade joints for homeowners, landlords and businesses in Newton Wamphray. ARBOMaster approved applicators, fully insured, with a one-year guarantee.
- Joints pointed up with cement by mistake
- Plants rooting in failed movement joints
- Gaps where render, brick and frames meet
How it works
Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. Typically it takes anything from a few hours to several days, depending on the building, and the area is left clean. For a place like Newton Wamphray, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We look at every joint and agree a colour to suit the wall.
- Failed sealant is removed back to clean, sound faces.
- Backing rod goes in so the sealant can stretch between the two faces.
- We prime the faces where required.
- A low-modulus exterior sealant is gunned in and tooled to a neat finish.
Preparing for the visit
- Clear the area around the work
- Try not to wet indoor joints just before the visit
- Let us know about earlier repairs to the joints

About our external mastic in Newton Wamphray
We are ARBOMaster approved applicators, and each external joint gets a sealant suited to it. Porous or awkward surfaces are primed where the sealant needs it, and we don’t skip that step. If you are dealing with failed seals between different materials and plants rooting in failed movement joints, we can help, on joints between brick and frames, concrete & block and copings & trims alike.
Across smaller places in Scotland, stone and harled cottages, farm buildings and newer houses often stand exposed to wind and rain. Gutter joints and wall joints take a battering, so they need a sealant that moves with the building.
The work is guaranteed for twelve months. If something isn’t right with it in that time, tell us and we will put it right.

Outside joints around Newton Wamphray
Harled (roughcast) walls are common in Scotland, and joints where harling meets other materials need a sealant that can grip and flex. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.
Whether the job is in Newton Wamphray itself or nearby, the right material for each joint matters as much as a neat finish.

Jobs vary more than people expect. The main factors:
- How many areas need sealing
- Whether the work is at height

- Whether old sealant or filler has to be cut out
The cost depends on the size of the job, how hard the old material is to remove and access to the work. We give a clear quote before any work starts.
What we need to know
Photos help, but a description is a good start. Please mention:
- Pictures of the joints, sent by email
- How many joints, rooms or windows are involved
- Any access issues, like height or stairs
- The type of property
Every job is quoted individually. Simply drop us a line at info@mrmastic.co.uk and describe the job and send pictures if you have them.
Work for landlords, hotels and businesses
For anyone letting property in or around Newton Wamphray, jobs at different addresses can go on one quote. Just tell us the addresses and what each one needs.
Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.
Common questions in Newton Wamphray
Is external mastic in Newton Wamphray guaranteed?
All our work, in Newton Wamphray and everywhere else, comes with a 12-month guarantee. We are fully insured, and an ARBOMaster approved applicator.
Can you do external mastic in Newton Wamphray?
Yes, Newton Wamphray is within the area we cover. We work across all of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we will give you a clear price.
Will you leave a mess?
No. The area is protected while we work and cleaned up afterwards.
Do you work for hotels and businesses?
Yes. Hotels, offices and other businesses use us.
Are you ARBOMaster approved?
Yes. We’re approved under the ARBOMaster scheme, which is run for the Arbo sealant brand.
Can new sealant go over the old?
No, and we never do. It may look fine at first, but the new layer lifts away from the old one. The old sealant has to come out completely.
Do you work at height?
That depends on the building and the joints. Where joints can be reached safely, we will do them. Give us some details and we’ll confirm the access.
Is it worth trying it myself?
It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.
What we are called out for in Newton Wamphray
Buildings move more than people expect. Clay bricks expand slightly over their life, concrete and block shrink, and everything moves with temperature and wet. All of that ends up in the joint sealant.
Keep an eye out for any of the following:
- Movement joints with cracked, split or missing sealant
- Moss and dirt in joints with no sealant left
- Water getting into walls through failed joints
- Weathered mastic that no longer stretches
In and around Newton Wamphray, as anywhere, good external mastic starts with a clean, dry, properly prepared joint.
Comparing quotes
- What happens if they find a problem under the old sealant
- Who does the work, and how experienced they are
- How long to leave it before use
- Which sealant they’ll use, and why
Leave it or put it right?
Resealing a run of joints in one go is normally better than patching one at a time. They’ve weathered the same way and it means sorting access once. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.
Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs, plus any working-time requirements on site. Ask us for a quote and we’ll go through it with you.

How to look after the new joints
To keep the joints looking good and working properly:
- Make sure movement joints are not pointed over
- Clear growth from the base of walls and joints
- Check the sealant is paintable before painting near it
- Get split or bare joints resealed while the damage is small
Make sure anyone working on the wall later knows where the movement joints are. They must stay as flexible joints, never rendered or pointed over.
If you can see gaps, plants or bare sections in a joint, have it checked. Earlier resealing means a smaller job and a better result.
Should I try it myself first?
If you’ve already had a go yourself, that is fine. We remove it and do the joint properly.
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
